No but I registered on their website, got an email today that the price lists & specs & show suite are available now & next weekend selling will start.

I am a Realtor with VIP access to a lot of these pre sale sites. I have a thing or two to say about this particular project. I had been in contact with their sales staff weeks ago to arrange a sneak peak of the development in which I was told that Realtor only VIP sales would start April 4th at 10am by appt only. I had an appt at 1pm. That's 3 hours from opening. When I arrived, the presentation centre was packed. There was no where to introduce myself or sign-in as everyone was way too busy, so what's the point of even having an appt.? Then, when I went to the sales board at the back, almost EVERYTHING had sold. At least all the affordable units. Yes, there were some more expensive 2 beds, 3 beds and penthouses and townhomes. When I inquired about this phenomenon, I was told that there was a "Friends and Family of the Developer Event" (fancy word for an insiders club of wealthy offshore investors) the weekend before and that they had basically blew them out in one weekend. Now, this project is well priced in a hot market, stumbling distance to a new Skytrain. THEY ARE GOING TO SELL REGARDLESS. But, who would you rather make happy; a community of Realtors in which there are over 12,000 members of (REBGV) and tens of thousands of prospective buyers who will also likely have one of those Realtors, OR a handful of wealthy investors who are on the inside track? Let me give an analogy; Apple releases a new iPhone in which the local store has only 100 phones. The line-up is hundreds of people around the block. The doors open and the first 5 customers are allowed to purchase 80/100 phones leaving everyone else to fight for the last 20.. See what I'm getting at? A disaster of a sales program... Give everyone a chance, first come first serve.

Is it worth it though? We went to look at the sneak preview and they r very small. They did inform us of the private friends and family event.what a joke as most things were sold and already see them relisted on MLS.  Looking to buy and then resell quickly as well...is this still a good short term investment despite everyone who bought is basically doing the same???

Alley, I don't believe those listings are assignment listings on the MLS. They are from the developer to entice buyers to contact them and come in. The rules with our local Real Estate Board seem to be loose when it comes to developers taking down listings that have sold. I have seen some up there for over 100 days that had already sold. Not this development but another one.

@The Burquitlam Capital  Last I heard they have exactly 1 - one bedroom unit and 3 other units under $300,000 held back from the Friends and Family sale ( or possibly rescinded) which will be on sale this Saturday. Being sold first come first served, so you probably already need to be in line to have a chance. If anything else is left its up for sale now but pretty picked over.

Speculation. Being a professional, you shouldn't base an opinion on something you just believe. I bought a unit, there where 2 left when I arrived. Not a single other soul was there for an appointment, I had three people helping me, and  no pushy sales tricks. So for you to sit there and slander them is just stupidity.

Sam,  Did you get a unit priced under $300,000? 
Not speculation at all,  I talked directly with sales team as of April 20th and was told they had exactly 3 units under $300,000 available for the Public Grand Opening and at that point people were.lining up for those units.. Its possible that they had additional units released after the fact, or units coming back after being rescinded. No doubt you had three very nice people helping you in May after the initial rush was over, but you certainly would not have had the choice of units that early buyers would have had.
