The Rubio Village project is located at 201-217 South San Gabriel Boulevard in the City of San Gabriel. Located along one of the major thoroughfares of the city, it consists of 159 residential units in the both stacked flats and townhouse formats. There are also 17,000 square feet of commercial lease space and associated parking facilities for both uses. The project is generally four stories tall, with limited areas of two and five stories. It is designed in the Spanish Colonial architecture style.
LCRA design the Rubio Village Project. They took over the design of Rubio Village in September of 2017. The planning and design of Rubio Village received approval from the Planning Commission in November of 2017.
LCRA was then contracted by the current owner to continue the project into the design development and construction documents phases of work in April 2018. LCRA has been working in coordination with the owner’s other consultants, including structural, mechanical, plumbing, electrical and civil engineers, dry utilities consultant, lighting designer, landscape architect, etc.
In the beginning of June 2019, we completed the milestone of 85% construction documents. We finished the demolition on end of June 2019. We received excavation and shoring permit in the beginning of July 2019.
We are currently targeting the middle of August 2018 for third submittal to the building department of a 95% construction documents package. This package will contain materials of concern to the building department. We will be completing the construction documents package during the building department plan check period. We are anticipating receiving building department approval in the late third quarter of 2019, subject to the City’s continued diligence on the project, and the continued cooperation of all the owner’s other consultants.
