Smart House is indeed smartly designed.
All of the units makes best use of every square feet and you could properly arrange furniture such as a queen sized bed or a dining table/island. These units are very efficient and very livable, unlike some of the some the tiny units in other condo developments.
Take for example the units in the 400-sq.ft. range at Massey Tower where there is no space dine -- you must eat on a sofa in the living room which the kitchen is jammed in with, or a double bed must be awkwardly stuffed into a corner of the room with access from only one side and barely any room for a side table. They feel like dorm living than condo living.
The 300 sq.ft. units at Smart House are much more livable and seem more spacious than the 400 sq.ft. units at Massey Tower. Pricewise they are almost the same per sq.ft., but there is much more attention to detail and thoughtfulness at Smart House which makes it a far better value.
To further make the most use of the units, there is an optional furniture package which includes innovative European transformable or efficient-sized furniture which makes it appealing to investors who plan to rent them out.
Smart House is definitely a cool niche product which I think will be successful and they distance themselves from tiny investor units at other high rise developments, and there is a bank working with the development and offering favorable financing to purchasers.
