Gentrification of St Clair Ave W (Bathurst - Runnymede)

The purpose and intent of this thread is to discuss on-going developments along the corridor. Many industry leaders, insiders, and community stakeholders know this avenue is ripe and targeted for re-development over the next 20 years. Feedback is encouraged and welcomed.

Andrew - there are around 10 buildings in Corso that are owned by 2 landlords in their 90s. When they die, those buildings will have to go. More to the point, it's hard to get much worse regardless of what people think. This area (Corso specifically) will continue to change and will get better with time. Our councillor will likely be gone next year with the ward boundary change. Almost everyone buying into the area now is different from just 10 years ago. Cesar's base is shrinking and changing and can be said for many wards. 

The main culprit in Corso is a few bad landlord apples that are causing problems. One of them is well over 70 years of age. He stopped SDM.

Rent in the city and along most corridors (and on this corridor) are almost always too high for most brick and mortar businesses these days. Storefronts will continue to sit empty until more can be assembled. More landlords will flock together and sell or try to sell like what is happening with the @Armando Sacco offering. 

You have to look at how much neighbourhoods in Toronto have changed in the last 10-20 years. It's no different for Corso. 

My mother in law works at Centro, and she tells me often that younger families are now their main clients. The old Italians on a pension can't afford it their anymore or are gone living elsewhere or have died off.    

My main point is land assembly can take a while. We have to wait until redevelopment comes. In the meantime, enjoy Hillcrest's rise as it's just a short stroll away. Or enjoy other nearby neighbours to the south for the time being. Alternatively, people can sell off their houses and spend more to move into a more posh hood. That's the trade off.  

For me, I'm a gentrifier.  I enjoy the process, and I realize that things take time.

Talking more about how St. Clair can improve. I feel we need a few more brand name stores and more restaurants and the area will start to improve. Something great needs to go into St. Clair and St. Clarens and I hear a Shoppers Drug Mart is coming to St. Clair and Via Italia - a great start if this is the case.

I actually called the local Ward 17 office a few weeks ago and was able to speak to some who referred me to city planning. After a few calls the planning department contact responsible for the Via Italia site confirmed to me verbally that a Shoppers was in the works and should be a reality in 18 months :).

I was over the moon when I heard this news. Having a Shoppers within walking distance is incredible. We just need a Starbucks now :)

There is already a great base of offerings in or near Corso Italia many centering on the popular elements of Italian culture. Tre Mari, Christian Boutique, La Paloma Gelateria, fruit stores, cheese shops, restaurants, coffee bars, John Piccinninni Community Centre, Earlscourt Park and the streetcar. Young people are seeing the value of living in Corso Italia and are moving there in big numbers. This growth will encourage new business owners to join the many established businesses that have been long standing anchors in the area and in 10 years Corso Italia will be thriving.

yesterday evening, when I drove by I noticed a note attached on their door. But I couldn't pull over  to read it. I wouldn't want that the two rumors are connected. Even if there has been a negotiation between those two a couple of years ago. I'll try to drop by today

There is a new rumour that is starting to sound more factual by the minute. I seem to be the only person that didnt know!

Apparently Shoppers Drug Mart pulled out of the Via Italia & St Clair Ave W site last week. Apparently Sobey`s is coming in to fill the void. They will take the ground floor space. 

I cant seem to nail down any more details from Cesar Pallacio or Natasha Lang (Planner designated to the site) or the local BIA. Does anyone know if this development will be 3, 5 or 8 floors high.... All kinds of stories are being floated around.

Interesting rendering found on the @Main and Main Developments website...


I believe this is the site of the former Blockbuster at St. Clair & Roseneath Gardens (900 St. Clair Ave W.). Would be some good uniformity for the street given the similar design of @The Nest Condos right down the street.

@Ryan McGovern I have been in communications via email with Daniel Byrne @Main and Main Developments regarding this exact development located at Alberta @ St Clair Ave W. They have consulted with Cesar Pallacio and the Regal Heights Residents Association. I have heard this from Main and Main, RHRA, and Cesar directly. It's widely speculated that this development will move ahead within 24 months.

This development will also prove to be a significant one in general, instrumental to the area, and will likely change the trajectory of of how quickly things change on St Clair W, especially west of Oakwood moving forward.  

It interesting and important to note when looking at this corridor's rise that Main and Main is a different sort of developer when compared to others on the corridor and not just because its core competency is commercial urban developments. See it's website for further details.

There are fresh rumours this morning that there are perhaps as many as 8 buildings being assembled between Dufferin and St Clair Gardens. Apparently the parking lot in the back is attracting developers as well.

As per Cesar's office, the TPA is behind this matter. They have been/ are trying to secure  an interested developer. They want the site sold.

I heard a rumour today that another Starbucks is opening at St Clair West and St Clair Gardens region.  Any substantiation to this claim?  I heard people received post-cards or flyers indicating this.  They may have been confused with the Via Italia location but when I asked about it they said no, it was another new one.

Any news on the probable SDM or Sobey's? Also I see many "For Lease" shops around, any ideas of any new development. I am glad to hear that the parking lot is a possible site for condo. I always thought that it had potential. BTW, thanks Daniel for all the updates.

@Anac Shoppers Drug Mart is back in as a anchor tenant for the Via Italia and St Clair Ave W site. The delay in building has been attributed to a legal lawsuit over the laneway behind the stores (next to the Green P). There was a positive judgement in favour of the developer in August for building the site. Cesar expects signage to go up sometime this month as construction is slotted for a Spring 2016 start date.

A possible interesting development in the area is what’s happing with the Rail system that runs parallel with Caledonia.  On the table with Metrolinx is a proposal to develop a Regional Express Rail (RER), basically use the existing tracks in the city as transit. St. Clair and Rogers Rd are on the initial list of 120 is it looks like St Clair receives additional evaluation http://bit.ly/1QSDJfZ  I think this would be huge benefit to the area and help the development of everything west of Duffern over to Keel, not to mention the ability to take a train downtown.


Further more it looks like they are going forward with the Eglington Caledonia Go Station but in the evaluation report they make mention of adding bike lanes adjacent to the tracks leading all the way to union.  This is probably a long shot however again this would be amazing for the area. http://bit.ly/1OfWfSa

@Hauglander I have read info from various sources that the Caledonia station is a firm go ahead for GO Transit. It will be ready to go once the Eglinton Crosstown is complete in 2020-2021.  It will be a game changer for sure. Many people don't realize how much Caledonia Fairbanks and Keelesdale neighbourhoods will change in the coming decade because of the Go and because of the Eglinton Crosstown. I have a rental property on Little Blvd and can tell you I would love to see the railpath be extended north to the Beltline Trail as I can see how many cyclists could benefit from a continuous loop.

I'm a realtor who lives near Oakwood and St. Clair. I've been a big fan of Corso Italia for years as it is a great neighbourhood to live in and prices west of Dufferin and St. Clair are more affordable than east. As well, access to downtown is easy, walkability is terrific.
However, this is not actually why I dropped in. I don't work for Sutton Realty and I don't work with Josie Stern. I do, however, find her to be a very competent realtor who knows this area's real estate inside and out. Although you, Daniel, may not personally like her, I feel that spurious comments about people's livelihood, such has you made on October 16, undermine all of the other intelligent comments you have made. I personally applaud you for your neighbourhood involvement.

All we need at Corso Italia is a small mall with a Metro or Sobey's and with a few brand name stores, and a Silver city and this place will be paradise!! Interestingly, with the new Metrolinx, there are signs of new condos etc at Lawrence and Duffrein but not so much between Eglinton and North of St Clair, primarily Rogers Road. Gentrification of that area would greatly benefit Corso Italia. With a community centre and a pool, I am just surprised why that area is still under the radar?? Any ideas regarding that part? God knows that place needs a face lift !

I think its going to be a while before rogers road starts improving.  I would think it would be the section west of Caledonia onwards towards Keel, the area seems to have the infrastructure to support a rejuvenation and could be a nice small spot.

Improvements are moving across from the junction and up from the Wallace Emerson area up in to Dupont and Davenport. I suspect that we will see many changes along Duffern between Dupont and Davenport.

I'm hoping that things will change along St Clair from the Stock Yards moving East.  The SilverThorn / BlackThorn area has lots of potential, there are condos going in on the south east corner at keel and St Clair, CrossTown is suppose to build a station, The bingo hall would make a great space for condos and New Sabby would make a good rail station/ condo complex.

From talking from a few new businesses in the Dupont /Davenport area rent along St Clair in Corso is considered high; however this is hearsay I can't comment personally.

I'd like to see a hipster coffee shop and a good gastro pub along St Clair west..the area needs it and there is a demographic to support both types of business.  I feel its a matter of time.  

It will be interesting when the manors of St Clair are completed

Pure hearsay, but a neighbor was saying that there was supposed to be a 8 storey condo that was supposed to be coming to Via Italia, above the SDM, however the project scrapped. He was very disappointed. Any truth in the story? If so, anyone knows why the project scrapped? Also, with so many empty condos around TO, is true that new condos are still being built? @Josie Stern would you please be able to give any idea what is coming for Corso Italia? There is so much possibility with all those dying sports pubs!!!

Looks like @Graywood Developments Ltd is behind the redevelopment of three blocks of St. Clair W stretching from Ford to beyond Osler (site includes the old car dealership). Sold last January for $12.8 million...

'Regarding the Shoppers Drug Mart at 1233 St Clair Ave W (Corso Italia) here is an update from Lorne Berg at the City of Toronto:

The applicant is currently preparing a new set of drawing for submission. I have no time frame for completion but the applicant is working to satisfy city requirements.

The building is proposed to be 3 storeys in height.

I hope this answers your questions. Please let me know if there is any other information you require.'


This should settle any concerns or questions for now about the height of the building (I've heard everything from 3-9 stories). Lorne doesn't mention it but we should still expect this location to start construction this Spring and hope for a Fall 2016 opening.

UPDATE: FEBRUARY 22/16 - MACKAY PARKING GARAGE WILL NOT BE TOUCHED DURING THIS RE-DEVELOPMENT OF THE SDM. ONLY THE BUILDINGS NORTH OF THE PARKING GARAGE IS EFFECTED.

Hello, from someone who has lived in this neighborhood for 10 years, I have seen the changes in Corso as a positive.  Don't feel that things ever got bad, always feel safe great schools for young families, easy access to anywhere via TTC and great shopping, can we use more retail options sure, but there are many hidden gems already.  As for the question about SDM, plans are a go for sure this summer, delay was dealt with but unfortunate that that same cause of delay has unfortunately prevented this project to be something bigger and better, but we will take this for now.

oh and the shoppers development will only be 3 stories, again unfortunately they were not able to purchase the last 2 buildings that sit adjacent to the med center at 1223, if they were able to strike a deal, this project would have been fantastic, which would have included underground parking/

Corso is in great shape, lots of stuff going on behind the scenes so to speak, but will take a few more years, not as long as some people think, but definitely sooner than later with positive changes.

Regarding 898-900 St Clair Ave W (Main and Main Developments site) there was a meeting tonight. Update is as follows as I attended:

Nothing is set in stone right now. The City of Toronto and Main & Main have not agreed on height or design yet. However, the original design and rendering shown to us tonight was very nice. No retailers have been signed up yet.

This development does not include the No Frills property to the north (just the buildings to the south that front on St Clair).

We we were told that Main & Main owns other properties

Next door to the Graywood Developments project are 2x properties that have just been listed. I would say because this part of St Clair is begging to be revitalized, watch for sites to continue to be gobbled up quickly. Land is cheap.

A bird told me this morning that Main and Main purchased the old John Vince sites and the LCBO (Alberta & SCW) last month for 6.5M.  The Brunchwork sites are rumoured to have been purchased by Cityview Homes a few years ago.

Daniel, the Brunchwork sites (918-928 St. Clair W) are part of what you mentioned elsewhere to be converted to a Medical Centre. I can't imagine Cityview Homes would renovate for short-term rental as Medical Centre? It will also be interesting to see what will happen to the old John Vince sites which are adjoining the LCBO at the corner. Unless Main and Main can also get the LCBO property, the old John Vince site doesn't look that big to build a condo, does it? Will be very interesting to see what happens over the next few years. The area is definitely changing and we are quite excited for the neighbourhood -- would be nice to have more interesting stores, cafes and restaurants other than MoneyMarts and Cash whatever.

Not able to comment on sold prices as they are private. However in the area from St. Clair to Rogers and the graveyard to Dufferin a couple of houses have sold for over one million dollars this year.

The SDM had all its variances approved at the C of A hearing on March 31st. The SPA is weeks from approval. I met with the planner hired for the project yesterday as the same planner is working on 2 development sites of mine and told me the construction team is tentatively scheduling a June start date. Could be sooner or could be later.

The SDM development is being appealed by the same neighbour that has caused grief for SDM since the very beginning when the application was submitted to build in 2014. The OMB is the final and last resort for the neighbour to stop the development from happening. This neighbour is upset because the laneway will be lost, the building will be big, the construction will ruin his property, etc.  

I work with with the planners involved on small residential land severances and re-zoning of my own and can confirm that it will be very difficult to stop Shoppers from getting this done. The team behind SDM is very good and their representation is going to be stronger at the OMB. Also, it is rare to see the OMB overturn an approval from the city that was supported at council/ by Cesar, and that fits in with the St Clair Ave W study. 

In the  end, this will likely prove one final stalling tactic from the neighbour but the end of the road is near. 

Instead of this project starting in May or June, we are now looking at a start date around September or later depending on when a hearing date will be secured. 

This is purely a case of NIMBY

Thanks Daniel, I hope your right that this is just a delay, I have to say on my end we are really looking forward to SDM in the neighborhood along with all the other developments.

The Library is pretty exciting for us also.

In some ways I'm not surprised about the delay of SDM as I have heard from long time locals that the politics along St Clair east of Caledonia will often cause headache and delay (this is only hearsay).  Some suspect that West of Caledonia will possibly develop faster...again just what a few of the locals have expressed to me.    With that being said here are some pics of the demo at Caledonia and Innes.  The entire school is now gone and all that currently remains is a pit.  the Manors of St Clair are on their way.

I get that this is one last stall tactic, but from what I understand, the OMB hearing could take from 8 months to a year, that brings this project start date well into 2017, what a waste of time and money, but hopefully your right Daniel, that it pushes back the project a few months as opposed to more than a year.

Oh God, wonder if the SDM folks can compensate him and move on, what good is this "stalling" bringing anyone? If a fair price is paid, it's only fair to both the parties and the residents. As a land owner, I can totally see the the grievance against SDM, but there is got to be a mid way.

Just read some info that the old Brunchworks site at 928 St. Clair Ave West (slated for medical centre) is going to be a new family health clinic:

"the University Health Network, Toronto Western Family Health Team is establishing a family clinic at 928 St. Clair Ave West tentatively opening October 2016. It will provide primary care services for the under-served area bounded by Eglinton (north) to Dupont (south), Spadina (east) to Keele (west)."

Today I saw a Starbucks at the Gunns Loop Shopping complex,that place is so under-rated. With almost all the shops one can think of (except Indigo, which hopefully will get there soon) and a Strabucks, wow!! Is that Starbucks brand new? unfortunately the current islands are not to spec for the new streetcars which we will not have on St Clair until 2018, but this work needs to be done regardless.  It will start next week and hopefully will be done by labor day.  There will be buses running as the ROW will be used to in full force so that the roads will be kept free from construction crews.  Information will be sent out to the entire neighborhood with details.

The demo of the school is long done but not other work has been done.

Urbancorp has legal problems so their project off Caledonia will sit for a while until it's sold or their issues are resolved. It's true that they shouldn't have demolished a 100 year old school the same month they basically shut down (Feb 2016). 

The New Sabby site was for sale but I doubt it sold. The owners wanted 25M for their site which is very large but.....

I'm so relieved to hear the update on SDM. St.Clair West desperately needs a store like this on the strip. Do you have any insight into what is happening with all the other vacant buildings along St.Clair, starting from Landsdowne all the way to Oakwood and beyond? Why is there so much vacancy? Is there no interest to set up shop here, or is there something else at play?
It would be so great to get more interesting retail, targeted toward a younger demographic--better, more modern coffee shops, bars, and restaurants (not just sports ones and chains like Popeye's and Pizzaiolo). I am relatively new to the neighborhood and see young families like ours moving in that would love to see these kinds of developments in this neighborhood.

It takes time as our ward 17  (St Clair West) is further west and gentrification heading westward our way is happening at a snail's pace. There is some land assembly that is occurring but it takes time.

These shops that are closing are businesses that have been around  since the 80's, there are more closures to come and it does take time for new retail, however I feel we have some great shops along the strip, just depends on what your looking for. Kings Tacos is a great place to eat as well Pizza e Pazzi, Marcello's, and a new place opening soon at the old Invictus location.  Tre Mari Bakery got a great new blvd patio, and you should check out Nathaniels bakery as well.

I remember pieces of the facade collapsed over three years ago and it has been covered by scaffolding ever since. No work being done.

Depending where you are Oakwood and rogers has some newer options. Oakwood Espresso has become a bit of a community hub. for more coffee the Sovereign on Dupont Just down from Rogers on Oakwood there is a new restaurant which looks great (cant recall the name) . They had some trouble opening as another establishment in the area tried to stop them from obtaining a Liqueur License. With some support from the community and a petition, they are now open with a license and appear to be doing well.

Qui has opened up on St Clair west of Caledonia on the north side. Again I haven't had the opportunity to try it out. it looks a bit sparse however it does look to have nice pizza oven for thin crust.

The area is in desperate need for coffee and gastro pub along St Clair West of Duffern. To Julian point... I think there are a lot of people that are not holding their breath; IE the restaurant at St Clair and Caledonia being funded by New Sabby...my hopes are not high.

The demand may increase over time if St Clair Village (former Manors of St Clair ) ever gets built.

New gastropub at Oakwood/Earlsdale area is called Oakwood Hardware -- apparently there used to be a hardware store at this location years ago. We tried brunch there pre-opening when they held a pop-up. Pretty ok. Curtis coffee (tiny with small counter for sitting) also opened this past Spring on Rushton, north of St. Clair West -- owner Yiorgos   stocks free-trade coffee and I think he still has a coffee booth at Wychwood Barns outdoor market in Summer. Good coffee! Also new tiny gift section (stocking locally made crafts) at now opened Dexterity Lab ceramic studio between Wychwood and Christie on south side of SCW -- really beautifully dressed window displays.

There seems to be a lot of great things happening to the west of where I am. But things between Dufferin and Lansdowne are pretty dire. Any thoughts on if the motion at council yesterday to claw back the commercial vacancy tax rebate might help?

I would add it stretches from Duffern to Weston.

West of Caledonia has potential but we won't know how that tunes out until Scoop condos are completed. There is also suppose to be a library reno. Looking really far out eventually some one will buy the old hotel at St Clair and Weston and fix it up. That whole section has condo land written all over it; especially with the new go station going in.


There seems to be a bit of hope with Starbucks and Shoppers (if it ever goes in).
I've heard from some people that grew up in the area that many of the stores along St Clair (specifically between Duffern and Calidonia) have owners that are charging Queen St prices, are difficult to work with and are very picky about what goes in. Apparently west of Calidonia doesn't suffer from this as much. I can't confirm if this is entirely true as this is hearsay

On another note note it appears that one of the wine making / garden centers along Rogers and Narin is up for sale. It's a decent peice of pie. Any speculation as to what will go in here if sold? Thoughts Daniel?

The Delta Bingo site was recently sold to a major land developer so expect major things there.

The truth about the Corso Italia portion of St Clair West having shitty landlords with inflated dreams of rents are true. The positive is that the heirs / children are already counting the money expected once buildings are sold off. Most of the buildings are owned by a select few owners and many of these owners are well over 65 years of age. Some are over 90 years of age (at least 7 buildings are owned by 2x different 90 year old people).

The entire St Clair West corridor will take many years to gentrify. Some parts are almost fully gentrified such as Hillcret et al. We should all be happy that various parts are changing. Many of us utilize the whole corridor, although I know some only hang out and live in Hillcrest.

Corso can not get any worse. It can only improve (albiet possibly very slowly.) Many neighbourhoods in Toronto changed immensely in a span of 10 years. I advise people to stop looking at things from a month to month or year to year perspective and take a 5-10 year approach. Corso will need 20 years to be fully cleaned up.

You hit on a good point about supporting the whole corridor. And I know that just east of Oakwood we can expect a new butcher in the next year... which is good news.

and we have to remember the development of he area although will take time its a process where we will get more and more as things pick up.  There is lots of potential here. You can still buy a detached house near Scoop and watch the area develop.

First the people come and then the area develops. in 10 years people will have wished they got in now; just like Roncy. 15 years ago it was still a dump

The Folks at Bar Mar on Mt Pleasant said they were planning to open a shop just east of Oakwood.  These guys were off the charts in their knowlege.  Looking forward to them opening up.

Daniel Byrne from Main and Main told me that he cannot confirm at this time.  Main and Main bought up the existing LCBO and the John Vince sites about a year ago for 6.5M. Therefore, there will be multiple options/ spaces available when you include the space available in the 898-900 St Clair West site. Expect an LCBO and likely a SDM (rumour for a while) to anchor one or both sites, etc.

I don't believe these rumors, we are talking about millions of dollars invested in the acquisition of the properties and multi millions invested in the purchase of the dispensary which was the reason the deal was even possible. Perhaps the plans have changed in some way from the original, but I still believe this project will happen.

Another gym -- the Philosophy Fitness just opened two doors away from this storefront. How many more gyms/fitness places do we need along this stretch. Would prefer more retail so can really shop in the neighbourhood. Hopefully one of these days.

So the SDM project is officially on hold according according to SDM executive, they are reassessing many of their projects due to Loblaw now being the new sheriff in town, so the Via Italia project may still happen with the same plans or may be a completely different plan, stay tuned

Looks like the BMO branch at the corner of St Clair/St Clair Gardens is moving a few doors east to a spot currently boarded up and under renovation (I believe the former combined sites of Ali Baba and Fashion 4 You).  Move is expected this summer.  This will free up the perfect corner for a new eatery or cafe/bakery to compliment Starbucks across the street...

Hey folks, 

Just moved into the area last year (near Greenlaw and St. Clair) and my wife and I are astounded by the rapid pace in which storefronts are becoming vacant. My first reaction was to assume that this was simply a market correction in which businesses that were established for a different time/demographic (i.e., 1970s - early 1990s at the height of the 'corso italia' branding craze, anyone interested should read this: http://www.urbancentre.utoronto.ca/pdfs/curp/Hackworth-Rekers-203-EthnicIdentity_2005.pdf) are turning over because they're no longer fit for purpose. 

My second and less positive reaction, however, was to question whether the neighbourhood (and the Corso Italia BIA in particular) is actually ready for a retrofit and turnover at the moment, particularly given the politics involved. If so, what types of 'retail' should in fact be filling in these vacant storefronts? It's easy to say things are 'blighted' and that we need more retail, but aside from people saying we need fewer gyms, more shoppers drug marts, etc. it isn't clear why a prospective business owner would move in and take the risk at this point with such a confused identity.

Bella boutique got leased out as a bridal shop. Met the tenants, they are a very nice young couple. Also the old shoe club store just west of dufferin is apparently going to be a board game cafe, probably not unlike snakes and lattes on bloor.

I completely agree with Kaelan's comment. With that being said people here have expressed that they want a decent place to get coffee along with some more up to date restaurants.  I for one would like some great hipster coffee and a Gastro pub or two.

the area is ripe for change from our perspective and people here are willing to go and spend some money.  One of the issues is the perspective from the small business owner?  Is there a market here.  I think so but optics from outside are different.

the area needs some pioneers to revitalize the area, politics aside it's just a matter of time, possibly more time then people are expecting.

i for one will be all over a Board game cafe.  I hope it happens

David - It has a long way to go but it will continue to transition over the next decade. Once the Crosstown is complete you will see more change. Its also more affordable to buy and live if your okay with it's scruffiness.

My wife and I bought just northwest of Caledonia and St Clair two years ago. We didn't really research the area first, just wound up there because it was what we could afford at the time. Before that, we rented the to two floors of an old house near Bathurst and Bloor.

The area is still very blue collar and I imagine we'll change a lot over the next ten years. Already, we're​ seeing changes as younger and more affluent couples and families start to move to the area. But I really love the area the way it is now - it's such a diverse area with a lot of characters. We're also a very short distance from the Junction's shops and restaurants. 

I really had my doubts when we bought, but I really love the area now.

We have lived in the area for over 3 years, just like Campo said we really questioned our purchase based on neighbourhood. We moved from the heart of parkdale where we had coffee, food and bars.

the bad is the area will take a while as Daniel said. Rogers is not really the most pleasant road and the village above silverthorne is limited. New Saby at the corner of calidonia and st Clair is an eye sore and detracts from the area and we don't have the same amenities as we once did.

The good: more affluent couples are moving in (when there is stock). The existing residents are nice people, I have great neighbors on both sides. This is an area of families. Head down to earlscourt on a Saturday and you'll see for your self.
The homes are solid, you can still buy a solid brick home (double interior brick for semi detached) with a garage. Development is happening, there is a new build on an existing property on McRoberts, a bungalow being topped on Innes and the new large development at the corner of calidonia and Innes ( this will instantly change the area when completed). I find the area safe (exception to pickup truck speeding down streets), neighbors are always looking out for each other. if you have kids earlscourt is fantastic.

We are getting a new library down at St Clair and Silverthorne which will be great for the area. I see the strip along St Clair developing faster then the Corso side for many reasons in including the new Scoop Condos and how development is moving up from the junction and stockyards . As mentioned the LRT on Egg will be a huge boon especially since it will include a go station. There will also be a regional rail station on the Brampton line by the Stockyards.

The area still needs (badly): a hipster coffee shop  a gasto pub Andre some more newer amenities  ( the kind of things that are happening at oakwood). For New Saby to sell and turn in to something that wouldn't bennifit the neighborhood. An LCBOclose by wouldn't be hurt either.

All in all we are happy with our purchase.  If we are missing the nightlife we grab a sitter and head down on the calidonia bus to Bloor (8-10 min) Dundas for an eve.  It's also great when I'm home in 20min And co workers are stuck in traffic for 2 hours out to Milton

5-10 years is an acceptable time frame

I heard recently that the developer Front Door, who were suppose to build St Clair Village (after purchasing the property from Urban Corp) at Caledonia and Innes has gone bankrupt.
 
Can anyone confirm this? or is it just a bad rumor.

The project is on hold until further notice. The BIA asked SDM to take down the signs as it's not for sure anymore that they are opening up anytime soon. They own the site but are rumoured to possibly be trying to sell it off. The BIA also told them to clean it up while we wait. That's all I know.

In a previous post someone mentioned that loblaws is the new sheriff in town.
Where will the  loblaws be opening up?? I'm sad to hear about the SDM, it would have been a great addition to that part of St. Clair. A lot of young families moving into the area.

Speculation here ...perhaps they are looking a broader strategy i.e. Become an anchor tenant in a condo development.
its dissapointing that this has potentially been put on hold. I'm still curious as to why, was it having to deal with the existing land owners?

I do not believe the ward changes will affect Corso. I believe it will effect Winona to Oakwood. The Homes of "St. Clair West" was always a project at Caledonia/Innes, but sold out of the sales office at 836-840 St. Clair West. The EightForty is the project going in at 836-840 St. Clair West and will be developed by Worsley Urban. The Caledonia/Innes project has been taken over by someone else.

Wow, that's going to be one busy intersection -- two developments all on the north side at Alberta! Didnt realize the LCBO building had been sold. Hope we get some nice retail stores moving into the spaces. Folks have already moved into the Nest development, even thought units are still being completed. There is no residents association. We are trying to create one. The main problem is that although the houses are being bought by newcomers with more education and higher income, the retail buildings are still owned by Italians, etc that have zero interest in being anything but slumlords. Cesar also is not helping.

To to be honest, it takes time to gentrify a neighbourhood. Ours is one of the last. I tell people all the time, enjoy Hillcrest et al and other areas a short drive/ ride away as those neighbourhoods are seeing major development now. Alternatively, people can spend double or triple the amount to live in a better hood.

The Cannibis place will be closed soon. I have already received calls from Deborah at the BIA. Multiple people are working on it. The LCBO is rumoured to occupy the old HSBC building off Via Italia. I assume it would be a temporary move while construction is on at Alberta and SCW.  

the retail is in flux. Enjoy the ride.  The retail has to get worse before it can get better. 

Ana C - I know you were just commenting but 2015 was just 2 years ago. You should give it 5-10years. Corso will be better in 5 years and even better in 10 years.  Corso is at an inflection point or what some call a crossroads. There is a small civil war brewing between the old and the new. It's very early days. Vote Cesar out.

Great news on the LCBO location (if it goes through)
@Daniel  I agree with everything you said.  
  We are all hoping for more gentrification and it will come.  As some one once said to me first the people have to move in and then things change. We need to support local businesses that we like, it will help drive the change.
keep your eye on the section between calidonia and the stockyards; it will likely gentrify faster then east of Calidonia due to large sections being bought up for development. 

With that hat being said there is a lot of real estate stock right which will help with turnover.

Dispensaries are a terrible thing for a neighbourhood.  When one opened up at the corner of Hounslow Heath Road and St. Claire the whole street suffered.  Customers illegally parked all over the place including on sidewalks.  People would smoke pot right outside in the alley or across the street.  The street saw a lot more litter.  A bunch of us complained and pointed out the issue of there being so many elementary schools close by and I'm sure that helped close that place down.  It's important to voice your opinion on these things and reach out to your neighbours to do the same.

That sounds like great news , cant get a better scenario than a land lord/ operator on upper floors running their business and having a commercial  tenant on the main floor running a business that is in much need in the hood, sounds great

Does anyone know what's going on to the building where SDM was going to be? They are beginning to board up the windows in that corner.. I'm excited and crossing my fingers that's hopefully SDM is now beginning the constructions.

SDM was basically told that until they figure out what to do with that site, they will need to clean it up and make it look okay until then.

Yes that's true< it was the BIA that insisted that SDM do that, I had a conversation with one of the board members and he also confirmed that the board is made up of younger business owners with fresh outlook, ie they have film nights in store for the summer, I will get more info to pass on about this, but just to emphasize that the business community is  also moving in the right direction for the future, from what I have been told

I love pizza but man we already have pizza e pazzi and Marcelos.  There was a short lived place called Qui just west of calidonia which is now under construction.

in hopes that people are researching this thread what we need is  something like the Wren on the Danforth and a hipster coffee shop on st clair

on a side note what is happening west of Davenport and calidonia park, west side of the train bridge. There was a sold sign on the property on the north side and there are now fences up with demolition signs.The property is right under power lines and beside rail tracks

Any idea what's replacing Qui? Sad to see it go - it was pretty good and although I agree St. Clair West has enough pizza, it was a nice change of pace for the usual offering west of Dufferin.

Qui was great!  It was just around the corner from me and I'm a big pizza lover.  My only issue with it was the price point and the size of the pies.  I tried to order from them often in order to encourage businesses I like in the area but it hurt my wallet every time. Makes me wonder what rents are on that strip.  I'd imagine they'd be reasonable.  It had the right pizza quality just too much on par with hipster pizza prices which is hard to justify once a week.

Pina was the owners name at Qui and unfortunately she over extended herself with Reno and rent caught up to her, another restaurant will be taking over and from what I hear, they are a crew that has much more experience in the restaurant game. As for the new pizza restaurant opening at old kings Tacos , you can never have too many and as all pizza places have many other specialty dishes, have you ever been to Marcello's between5 and 6pm, jammed at least a 45 minute wait, so there is enough to support new restaurants

Agreed that there is enough support for more Pizza and I welcome it (yes I'm often at Marcellos). However I feel some additional variety would be welcome in the neighbourhood.

too bad for the former owner of Qui, I never like to see business go under especially when they are adding value to the neighbourhood.

after all, it is Corso Italia (for the most part).
That being said, I think some gastropubs would be most welcome. That new Cano restaurant that just opened up across from Marcello's looks pretty cool.

perhaps it starts with one concept and turns into something else once people start going to this new restaurant and give feed back, I would imagine that restaurant owners would welcome feed back and adjust their menu. It does start with supporting the local business that we like as you have said in a past comment, this is key to the success of the neighborhood, it tell,s the retailer's that they are doing a great job

It would be amazing if even one good coffee place - something like Voodoo or Manic on College, or even Lit - could open up on St.Clair. Starbucks is convenient, but it's not somewhere I really want to hang out. I'm glad to hear that Cano is pretty good - more restaurants like that would be great! And finally, clothes and shoes! These old-fashioned, discount shoes and clothes places along the strip need to go. Do people even go to these places? They all look so outdated, shuttered up, with uninviting. We need cooler places, targeted to younger audiences to make this a real destination strip.
Anyway, I know this is more a wish list than anything useful, but this area has so much potential and I'm just frustrated with the progress since moving here with my family 3 years ago.

There is a new maternity store called Evymama at 1345 St Clair West. It's a good thing, as they do many hip stuff like Yoga in the park with Mama and Baby. We despartely need that gentry.

This is super exciting news for the hood and along with the Bad pizza co, opening as well we will have some great options at our door step for food and good times. as for SDM they have cleaned up the corner at least and also placed a couple of benches, but hopefully its temporary as I m sure it will develop into something great

Just walking on SCW, west of Oakwood a few days ago to check out the hood. Does anyone know what is being renovated at the south-west corner of  SCW and Westmount? Is that where Heather Dubbledam will move her architecture firm?

Wow that's a large propery --- great for the neighbourhood. Perhaps that will attract more design oriented businesses to the area (e.g. like Dex-terity Lab on south side of SCW,  east of Christie). Would be lovely.

Great feed here! I've lived in the pocket that's north of St Clair, west of Caledonia and east of Old Weston for a few years now. I agree the area has huge potential, but I think having a proper neighbourhood NAME would really help. I know it seems like a small thing, but I think community identity would go a long way. We have Corso Italia to the east, and the Junction/Junction Triangle to the south...but what are we? What do you guys call the area, or hear others refer to it as? The Stockyards is taken...Silverthorn refers more to north of Rogers...nothing seems to work well or stick.
Some possibilities..
1. Weston Pelham (What TREB maps refer to us as)
2. West St Clair West
3. Junction North
4. St. Clair Gardens

I know, I know...I don't love any of them either!  Any other suggestions??

Yes, definitely seeing more and more proposals for this stretch; and rightly so! St. Clair West has a rich history and a really vibrant streetscape with some of the best food in Toronto. The proposal for Junxion Flats is also pretty interesting and is located just a block south of Keele and St. Clair West.

One minute of research on Stanton Renaissance, the developer behind Junxion Flats brought up this eye opening article.

I don't think that @Stanton Renaissance is developing the @6 Lloyd Avenue property anymore (formerly "The JunXion"). We'll have more information to share shortly once everything is confirmed.

Hi Zena!

It's an unfortunate situation with On The Go Mimico. Nothing has been confirmed with regards to the Junxion Flats space, but it's not entirely uncommon for land to change hands before things are developed. Time will tell.

In general we think St. Clair is in for some really vibrant and interesting developments and it would be great to have some that are more centred around the arts.

"More future development on St Clair W to come. Neudorfer, dev of Fuse, Standard Lofts buys Weston Flea Market lands for $17M - 4.45ac"

Yes we did :) Bear in mind that the site is zoned industrial so it could be a prolonged rezoning process.

Hi Daniel, I guess the thing I don't understand is how, or why, these landlords are pushing back on development. For the 90 year old landlords, wouldnt they prefer to have a tenant in their property, as opposed to leaving their storefronts boarded up and empty?

As for the 70+year old landlord, why and how did they stop SDM? I live at St. Clair and Dufferin and am so puzzled by this.

Also, why is Oakwood Hardware having so much trouble obtaining a liquor licence for their patio? It seems like a constant uphill battle for local business owners to be successful in our community.

So just to clarify (because I am not totally clear). Shoppers is not happening, but the space is being developed into a high rise condo? Also, I checked that condo link you shared in this thread - is there another development planned for the parking lot on Norton? Finally, any insight you can share about Oakwood Hardware? I'm really annoyed about it. Frank Parhizgar and his wife Shawn are opening up a wine bar in the old Prop space. This is huge for our community - great people and a very talented chef. I hope that the BIA is supporting them.

Sarah, I could be wrong, but I was on Oakwood Hardware's patio earlier in the Summer having a beer and many other people were as well.  My understanding at that point was that their liquor license has just been approved.  Including them posting on their instagram "Prohibition is Over, come have a drink on our patio".

Heard a rumour that the condo at SCW/Alberta (former site of BlockBuster) is delayed due to problems with the underground river below? Any truth to this -- haven't seen any action on the site since they razed the buildings there, and dug up the ground and reburied it.

They just got final approvals from the COA to start building so I don’t think there is any validity to that rumour, as much as I would love that to be true.

Main & Main (the owner of the site and a few others in the area) is also for sale. That could easily be a part of the reason. I"m not a huge fan of the most recent rendering for the site anyways so I'm happy to have it lay fallow for the time being.

I like the proposed projects,  they are mixed use condos with retail and I hate seeing these projects on hold for years, that brings no value to anyone involved, especially the energy of the neighborhood

JOHNNY, they weren't mixed use condos they were slated to be rental apartments, which in and of itself is fine, but they had gone through a couple of dumbing down/cheapening of the project which would have resulted in lower priced rentals. I din't think it wold have been a net positive for the neighborhood. I do agree that mixed use is imperative in this site but would love to see something done on a holistic basis with the Independent site (maybe with Choice Properties REIT) as that entire tract could be one of the best infill sites in the entire city.
