How do you sell condo parking spaces?

I just saw this over the weekend, and thought it was a really interesting way to advertise a parking space for sale in a condo.



I have never seen parking advertised like this before. Have you?

Seen any other unique ways to sell parking?

Agree with @Kevin - you must OWN a unit in the building to BUY the parking spot. I haven't seen anything in declaration saying you can't do this but again, you are right Kevin - since you can't store things like tires and crap in your spot, in theory you could not put a sign there either. If the parking is separately deeded then you sell it like any other condo, by listing it as a condo on the MLS.. Never seen signage on a parking unit but it makes sense.. This is obviously a private sale so this is probably then only way they have to market it besides kijiji or craigslist..

@Condo Chris, it is a great idea to get visibility to people potentially renting spots in the building and looking to purchase one.

I remember selling parking spaces in the past, and it was so hard to get the word out to the owners in the building.

I was posting signs in the mail room, etc.

Great marketing idea.

Keep in mind that most condo corporations/declarations require you to OWN a dwelling in the building before you are able to also own a parking space in the building. Therefore renters usually do not form part of your buyer demand for a parking space. Also note, that some condo corporations/declarations may also have rules against any signage - and more commonly, a rule against storing ANYTHING in a parking space other than a vehicle. But I personally like the sign, great idea!

Great way to advertise a parking spot, but as @Kevin Killackey states, you have to be an owner of a unit in the building before you can offer it up for sale. In my condo, nothing but the vehicle is allowed in the space so that sign would not be allowed. Many condos have that same rule.

Hey @Nico Bock, could you post the line that says nothing is allowed other than the car?

What if you put a car there, with a big SPOT FOR SALE sign on the car?

Hi @Matthew Slutsky, I would have to get the declaration to find the wording but each time someone puts a box or other item in the spot and leaves it there over night, a notice is posted in the elevator stating that nothing but the vehicle can be in the spot. Also, when the garage is power washed, twice a year, a reminder is put up that states the car should be moved with a reminder that the spot should be free and clear of any items but the car once the power wash is complete.
If there is a car in the spot and the SPOT FOR SALE sign is literally on the car, that would be permitted.

Not all Condos require that you live there to own parking, there are a few that still allow you to sell to non-residents but not many...
