Clearwater is in process of entitling a five-acre site in El Sereno, Los Angeles into 42 single family lots through creative land planning and engineering, while utilizing the Small Lot Ordinance. Maintaining the natural topography and existing trees, the new community will blend-in with the existing neighborhood, allowing nature to beautify the site without obstructing views. Adjacent to So. Pasadena and Alhambra, the location is special since it’s a large infill residential site within 15 minutes of DTLA improving the jobs/housing balance. El Sereno, similar to Silver Lake and Echo Park, is becoming popular among young home buyers who want to live in the City, close to jobs and transportation, yet there are no new home communities and very few re-sales. According to Mayor Garcetti, Los Angeles is in need of 100,000 residential units. Additional housing demand is occurring from the $1 billion expansion of USC’s Health Sciences Campus, only 2.7 miles west of the site, adding 8,500 M.D., Ph.D., and scientific jobs with few housing opportunities.
