The Laneway Summary

The proposed project consists of the demolition of an existing three-family structure at 11 Burney Street, and the construction of a new, approximately 23,975 SF full four-story building. The proposed project includes 24 rental units, of which three (3) will be designated as income restricted, and five (5) garage parking spaces. The proposed project incorporates 1,625 SF of ground floor amenity suite and a 2,853 SF laneway serving as open space for recreational activities.

The Laneway is a pocket-park designed for public use by residents and businesses along Tremont Street. The Laneway will accommodate live music, fitness classes, and other arts and culture activities programmed in partnership with local individuals, organizations, and businesses.

In addition to the Laneway, we plan to build a four-story, mixed-use building consisting of apartments and ground level amenity space. Over the course of the community process, the height and density were reduced to result in a scale and design that is sensitive to the triple-deckers along Burney Street and character of Mission Hill.

In addition to providing three affordable units, the project will utilize the Compact Living Pilot. The pilot is an outcome of the city-wide initiative to find innovative solutions to build more affordable housing and to fill-in the gaps of the city’s housing stock. The Mayor’s Housing Innovation Lab created the Compact Living Pilot to enable building well-designed and well-located homes, with shared common areas and transportation options that reduce car use. The Laneway Building at 9-11 Burney Street has the potential to serve as a model for the Compact Living Pilot due to its beautifully designed units and amenity spaces, commitment to long-term occupancy, novel open publicly accessibly laneway, proximity to public transit, and bike amenities for residents and guests.

We are dedicated to the positive transformation of Tremont Street in Mission Hill. The location of the Laneway will create a unique new outdoor space that can benefit the neighborhood and surrounding small businesses.
