Grange Park?

Upon browsing through average price per square foot (by neighbourhood), it seems as though Grange Park is outpacing it's surroundings. I'm curious as to why this may be? Is it because there is less development in the area? Green spaces? Buildings in the area? Any insight would be appreciated!

For reference, AVG PPSF as of Nov 2015:

Grange Park: $795 PSF
Entertainment District: $712 PSF
St. Lawrence: $522 PSF  
Liberty Village: $553 PSF
Fashion District: 606 PSF
Kensington: $622 PSF

Hi @SM,

This is due to the remaining units at developments within Grange Park (ex. @Residences at RCMI on University, @12 Degrees) being more expensive as they are completed and have very little inventory leftover.

For instance, if there were more developments that were in pre-construction/early sales that offered less expensive units (ex. on lower floors, more studios/one bedrooms), this would bring down the average price per square foot in this neighbourhood.
