Best Ways to Sell a Listing

Came across this video for a house in Seattle and thought it was absolutely fantastic: http://www.youtube.com/watch?v=R0eTTtl5KGA

For the size of investment, you would think the marketing behind homes (particularly resale) would be more interesting than just listings.

What are some of the best videos/ads/etc you've seen for selling a property?

I'm going to stay strong here. Maybe at a lower price point (sub $350,000) you could discuss the seller paying for the video. 

Above that if a sales rep can't find $300-500 in the advertising budget for a pro, or $2000 for the equipment (which can be used again and again), there is a problem. 

This shouldn't be a sellers expense. This is an advertising expense. On a $550,000 home the commission is $13,750 per side.....try explaining to the seller that out of $13,750 you can't find $300 for shooting a video. I'm sure you'd be shown the door.

The House with a View sells the house and story of the house much better than the "Help Me" video, in my humble opinion.

The BEST way to sell a house is by pricing it correctly.  

After that great professional photography and video with good production value are good ways to WOW buyers. A Pictures worth a thousand words....or thousands (or millions) of dollars.

@Stephen Marlow - that is available today! You don't have to wait for the fututre.

problem is most agents don't want to spend the money. I don't comprehend it. You've been hired for a single job. Create buzz for a property and sell it for the best price possible.

For a few hundred bucks you can buy a camera and DIY it. For less than a thousand you can hire a professional.

@Jamie K.You know what Jamie, I bet the home owners are willing to pay for it too because it is so worth it. I watched a video by the tiger real estate guy and he was talking about how open houses aren't even a big seller because people are online looking at your house and the open house method is an obsolete method that was prominent before online browsing.

@Jamie K. This is very true. That is a very high commission check and on certain cases the agent might sell the house to one of his clients, meaning he is receiving both sides.

@Tonia Hollins - totally agree w/ ya. its a bigger problem in Detroit than Toronto. ive been looking at Detroit real estate online and I would say 1/20 listings actually has interior photographs.

the sellers/agents are not fooling anyone. I know it's a dump inside. I'd just like to see how much of a dump.

Pricing correctly means you attract the right buyers by price point. Photography and video sells the listing. You have 7 seconds to impress....if that.

@Aaron Mohammed Thank you! In my opinion, Detroit is already coming back! I've seen some very big companies move to the city and my house has appreciated an amount worth mentioning! I was reading the case-shiller (corelogic) report the other day and It said that Detroit housing is up 16-point-something percent in just one year.

@Jamie K. A lot of listings in Detroit don't have pictures but I think you're looking at the wrong listings, there are a lot of beautiful homes in Detroit going for 50, 60, 70K and up. There are many neighborhoods I wouldn't even throw a dollar in, but Detroit is a huge city and people sometimes generalize due to these neighborhoods. There are a few neighborhoods that are very nice, beautiful homes inside and out, and definitely worth an investment, in areas like Bagely, University district, etc. University District has the lowest vacancy rates in the city because it is a really nice area and home to the University of Detroit-Mercy. To see such houses you need to find a local Detroit real estate expert/company who is willing to drive you around and show you these homes from the inside and out.

@Tonia Hollins - totally agree that there are plenty of great homes in Detroit. especially in the University District and other neighbourhoods.

Investing and buying for personal use are two different games though....my problem is I'm always looking for "the worst house on the best block" type deal in Detroit.

Totally agree that hiring a local pro is crucial to navigating the detroit market.

You need to create an awareness about the product in order to market it. The same holds good for a house sale also. A photograph is worth a thousand words. So it is the easiest prop to sell a house. You also need to extol the USP's of the house. Not everybody will be aware of the lesser known facts which could clinch the deal.

Being a realtor for downtown furnished condos I've personally found that furnishing with mid century modern furniture from stores like http://Emfurn.Com worked best with photo listings and when showing prospective clients. Something about modern furniture really resonates with the upscale condo buyer.
