Can I cancel a Buyers Agency contract early in BC?

In late March we chose a local real estate office based on a JD Powers survey. We are first time buyers in the Fraser Valley area.

Our experience so far has been awful! The Agent has been pushing us to place offers since our 2nd day of viewing & higher than we can afford, has not been truthful in an offer that we made, and has made racial comments on neighbourhoods to avoid! I don’t know if this is the Agent’s personal way of conducting business, or that of the Agency they work for but it has sure left a bad taste in our mouths.

We wish to end this relationship but have signed a Buyers Agency Exclusive contract for 90 days.

Rather than wait the 3 months, is there any way to get out of this contract in BC and if so, what is the best way to go about this? I have found mixed info on the Internet on what can be done.

If you are unsatisfied with your agent's performance, I would recommend placing a call to his/her managing broker or at the very least, having a conversation with your agent about it. If there is professional misconduct and you feel that the agent has been untruthful, talk to the agent about wanting to file a complaint with the Real Estate Council of BC. Chances are, he/she will be sending you a release within hours!

First of all I want to make it clear that I am an agent and I am not trying to solicit your business and I don't want to beach your existing agency relationship.

If you are unhappy and the relationship cannot be repaired try asking for a release before you make any complaints. I know if I had a buyer that didn't want to work with me anymore I'd happily cancel the contract.
