St Clair Ave West's neighborhoods of Humewood, Wychwood, Regal Heights, and Corso Italia have likely the best bargains west of Yonge St in Toronto. Regardless if your an investor, infill developer, or end user, buy property here and you will never regret it. I live in this neighborhood and I love everything about it

Long term, buy along Eglinton, west. So much opportunity there.

Yonge Street is still the King.  Projects on Yonge that are well priced will always be highly recommended and in demand.

The big item that people are paying for more than anything right now is "convenience" - key items that they want to have good access to are:

-Transit
-Groceries
-Work
-Entertainment

Some of the pockets where we are seeing big time growth are:

-South Financial Core (6-8 million sq.ft. in new office space from major major companies)
-Yonge & Eg (That transit line)

For investors - we look for the "golden ticket" of rentals - we want to attract:

-Financial District Workers
-Hospital Workers
-Students & University Workers

If you want to hedge your bets, there seems to be some optimism that the downtown relief line will happen at some point - King Street seems to be the logical transit line that will be getting some love next.  King East has some good value if you believe that to be true.

I would start taking a look more on the east side of downtown. think sherbourne, bloor, the lake, DVP

What I'm seeing happening is a type of blender effect.

10 years ago, or even 5 years ago, the east side was really hit and miss for good areas. you had cabbagetown, the distillery, and really nothing else.

now you have so many good spots being developed and maturing on the east side that they are starting to all blend into each other, hence, the blender effect. when you put a bunch of good pockets together it creates something where the sum is greater than all the individual parts.

you can now walk from bloor all the way to the lake and see so much change and momentum happening on the east side all around you.

As you walk south, you have cabbagetown which has always been a nice area,
regent park which is rapidly becoming a great area,
corktown which is finally coming of age,
the west don lands which is going to be a hot spot in just 1 year when the pan am games hit,
the distillery district i believe is still an off-the-radar gem that most people have not yet discovered,
and the east bay front is going to be something special over the next decade.

and honourable mention goes to Riverside, just across the river from corktown/west don lands which is the new home of all east side hipsters and soon they will have their own version of the Drake/Gladstone hotel with @Streetcar Developments purchase of Jilly's.

Hey Daniel, I live in the area too. It is an incredible neighbourhood, that just seems to get better and better every day.

New restaurants, and local shops popping up, as well as new mid-rise developments such as @The Nest Condos and @Wychwood coming along bringing more people and vibrancy to the area is just making it better and better!

This conversation will get even more interesting if 'The Smart Track Line' gets built in the next few years.  Think about it.... It could happen, and become a reality in 7-10 years.  Development will surely surround the entire line.
