How do you search for real estate?

When going onto a website to search for real-estate, what search terms do you use???

For example:
1. Intersection;
2. Neighbourhood
3. City
4. Postal Code
...etc...

Would love to hear your feedback.

This is a great conversation, one that we pay close attention to seeing as how we all want a better way to search for real estate. We have recently revamped our search capability (resider.ca) to include such arbitrary queries:

Specific: 1 bedroom condo under 400k in Yaletown
Neighborhood: West Vancouver, Burnaby, Collingwood
Zoning: RS-1
Type: Boathomes, Lofts, Foreclosures
Postal: V6B 2R9
Sorting: Historic, Spacious, Cheapest

Considering there's a relatively set amount of data criteria, it's a matter of building an algorithm surrounding it. A work in progress, eventually we will be able to search for anything related to a property; amenities, view, orientation, bylaws, school districts, etc. Open to any and all feedback, the benefit of agile teams and communities like this allow us to head in a positive direction.

I typically search based on 2-3 main "areas" (Location, Price being the two key ones) and then focus from there. The question I would want to know is what to search FIRST.

1 - Location First

a) Intersection
b) Neighbourhood (if I know it - as a first timer, I may not know the neighbourhoods but know the general area)
c) By key amenities that I am attracted to (for example, I may look up a school boundary or a transit line)

I would NOT typically search:
a) Postal Code (far too esoteric)

2 - Price First

a) Search within a price range and see what comes up
-By average price per square foot
-Starting Price
-Top Price

3 - Specifics First

a) Number of Bedrooms
b) Square footage range
c) Other specifics

I would typically search location first and then narrow based on price and specifics.

The main reason I asked was regarding postal codes. I know that when I am on mls.ca, I typically use postal codes to go straight to my neighbourhood, and I was not sure if I was the only person who did this, or if other people like that postal code functionality on mls.ca.

I usually search by district (example C01 to C15) and community (Wychwood, Humewood/Cedarvale, Forest Hill south etc). Then a search criteria I use which is much more specific is by map boundaries.

Then it will be price point, bedrooms, style, parking, number of bathrooms etc.

I do not ever search by postal code.

Always by neighborhood. If you search by postal code (first three letters/numbers), your search blends into numerous neighborhoods which could have large variance in terms of price, features etc. If you search by all six letters/numbers your search does not give you enough of a sample size or enough comps. Additionally, pricing stats are almost always reported by neighborhoods and defined areas, which is crucial in terms of house hunting.

@Matt Slutsky - regarding postal codes -- how often do you actually know the different postal codes? I barely remember my own postal code alone searching an area by postal code....

I think if we want to search for a home, we have to start with deciding the price, then location and our needs and requirements. These are the important factors. After that the amenities, insurance details, agreements,rules and laws, neighborhood are some other things which we have to look for.

Cost and location matters. Also the brand name is a must. If you are planning to by a condo then the best brand will be @LJM Developments .
The best locality will be Grimsby. The @Waterview Condominiums is the best place to buy.

Now trends has changed a lot like separate real estate portals made this very easy to find real estate properties. If a user use online medium then directly search for real estate and if not then ask friends and may consult any broker normally.

Yes, this is a great idea, checking out the real estate listing sites. But the problem is that most of the old listing is sold out and then we waste are timely. Instead check out on Google the upcoming projects of certain companies. You will find everything related to that company.
You can check out buzzbuzzhome, itself this shows very good results. You get all kinds of recent projects.

For me it totally depends! When we first started out, we had a broader selection. We didn't narrow as much geographically and had a wider range of sq ft and prices. As we visited presentation centres - and especially saw units - that helped us to realize where our priorities and our budget were. It was pretty much non-negotiable that it was a 2 bedroom + den, minimum sq ft of 1,100 and from there, we'd look at location and cost.

I link up with a realtor for daily emails of listings coming onto the market and a separate email of all sold listings each day. I also follow several blogs and websites like this one to gather up info. Also, I search for top neighborhood agents and then check their blogs/ websites. It's an all encompassing approach :).

Yes, it is a very good practice to be in touch, many websites provide "register" section in their website, from there we can register our mail id and our requirement thereby we can get new mails and information, viz, new condos for sale.

The best way to search for real estate is to GOOGLE it. You may search by typing "Condos for sale in (your region)". And by visiting the website you may search for the sales and thus may save much bucks.
