Open House Snoops

To all the realtors out there:

I know there are quite a few people who go to open houses as a hobby and I figure that could get a tad annoying.

A couple of questions about these open house "snoops":

1. What are the tell-tale signs that someone is a snoop rather than an interested buyer?
2. After you've realized that someone is a snoop, do you just try to give them the minimum amount of your time?
3. Does a snoop ever turn into anything more?

1. A lot of times they will disclose that they are just there to check out the neighbours house or to get decorating ideas or to compare the house to their own.
2. It really all depends. If only the snoops are there, than they have my full attention BUT if multiple people are at the open house and I know that 1 is a snoop and 1 might actually be serious, than I focus on the more serious buyer.
3. It definitely does. Ive had snoops refer me people before ever even doing business with me. One day a snoop will become a buyer/seller. Just a matter of time.
