Baldwin Place is a mixed-use residential development developed in accordance with transit oriented smart growth principles that are a cornerstone of the Journal Square Redevelopment Plan, also known as Journal Square 2060. The site, bounded by Baldwin Avenue and High Street, houses the former Muller Pasta factory, vacant now for seventeen years. Situated on ±5 acres, Baldwin Place offers a family oriented community in a traditional Jersey City neighborhood, a short walk to the Journal Square PATH station. Journal Square PATH station provides 12-minute access to Manhattan’s World Financial Center and 20 minutes to Midtown.
The site represents the largest “shovel ready” development site in Journal Square and one of the prime development sites in Jersey City. The project has been granted all necessary approval including site plan approval. Demolition of the existing facility is expected to be completed by October 2016. The project will be a phased project of approximately 980 units featuring ground floor retail, below grade parking and a publicly accessible landscaped promenade providing unobstructed views of Manhattan and downtown Jersey City. The project includes two new seven story residential buildings along Baldwin Avenue designed to allude to the sites industrial past while enhancing the existing street grid and respecting the neighborhood character of the surrounding area. Two 25 story towers are located behind these buildings and thus are set back from Baldwin Avenue. The development is designed to adhere to U.S. Green Building Council’s LEED certification guidelines.
The project has been carefully designed to work within the parameters of the Journal Square Redevelopment Plan and complies with all current zoning requirements. No variances to existing zoning are needed for development of the project.
