Beach Green Dunes Phase II (the Project) will be a mixed-use project located in the Edgemere neighborhood of Queens. The 8-story building will measure approximately 121,000 GSF and will include approximately 50 accessory residential surface parking spaces (both covered and uncovered) on the ground floor along with an approximately 2,495 SF dry flood proofed commercial space. The project will comprise 127 rental apartments located on the second through the eighth floors affordable to households whose income does not exceed 100% of Area Median Income (AMI).
The project will be L+M’s first building designed and built to Passive House standards. In addition the site’s subterranean conditions provide the opportunity to use geothermal technologies to heat and cool the building. The building will also include photovoltaic panels on the roof and on a steel trellis covering the surface parking area.
