Located on a newly transformed, freshly landscaped section of West 77th Street, 221 West 77 occupies a privileged position on what will be one of the Upper West Side’s most coveted blocks. The tree-lined sidewalks will be repaved with glass-infused concrete that has a subtle shimmer and a feeling of understated polish. Like the residences at 221 West 77, this block exemplifies the old-meets-new character of the Upper West Side.
The building’s thoughtfully designed cascading terraces allow residents to immerse themselves in the surrounding city, while still maintaining a sense of privacy—of being fully at home.
Thomas Juul-Hansen’s design pays homage to the historical architecture of the Upper West Side, but offers an inventive perspective. Traditional casement windows are combined with graduated terraces that offer outdoor access. East-facing windows, southern exposure in the common rooms, and northern views afford residents a rare, multifaceted perspective on the cityscape around them.
Offering easy curbside access, the entrance combines classic proportions with clean modern lines. This elegant arrival experience brings a subtle downtown vibe to the established Upper West Side.
INTERIOR DESIGN
Thomas Juul-Hansen’s thoughtful exterior and interior design honors the materials and scale of the neighborhood’s historic buildings, while creating residences that are fine-tuned to reflect the way we live today. The residences at 221 West 77 offer open, airy spaces that display a meticulous attention to detail—all at a scale that is spacious and livable.
The layout of each residence is designed with flexibility in mind, evoking classic architecture, but tailoring it for modern living. Kitchen doors can be closed to create separation between spaces or opened to allow for a relationship between the common rooms. Floor-to-ceiling windows allow light to travel throughout the spaces and Juliet balconies create an elegant connection to the outdoors.
The welcoming lobby provides a serene transition from the bustle and dynamism of the Upper West Side to the tranquility and privacy of home.
Spacious, light-filled living rooms serve as an ideal background for artwork and traditional or modern furniture. Solid oak flooring, floor-to-ceiling windows, and Juliet balconies provide a fresh but sophisticated feel.
FINISHES & FIXTURES
Throughout the residences, work by some of the world’s most renowned craftsmen provides a sense of luxury and convenience. Hand-painted kitchens with walnut interiors were created by Smallbone of Devizes, an English company regarded as the world’s leading builder of custom cabinetry. Fixtures are by Dornbracht, celebrated for its craftsmanship and elegant modern design. State-of-the-art refrigerators, freezers, ovens, dishwashers, and wine refrigerators are all made by Miele. In the master and secondary bathrooms, drop-in bathtubs by Kohler are complemented by Waterworks fixtures and valve controls.
Meticulously designed and beautifully finished, the kitchens include doors that can be closed for privacy or opened to create a seamless flow between rooms.
Designed by acclaimed English firm Smallbone of Devizes, the custom kitchens at 221 West 77 are lined with solid American walnut, and are as functional as they are beautiful. Equipped with state-of-the-art Miele appliances (refrigerators, freezers, ovens, dishwashers, and wine refrigerators), the kitchens also feature Pietra Cardosa counters and backsplashes and Potomac marble island tables with walnut legs.
The powder room is intimate and beautifully appointed with a solid carved stone sink and feature wall of Bianco Dolomiti and a continuous solid wood floor. The design is both elegant and modern and leaves room for each owner to express his or her style.
The master bathroom has a sense of classic, clean simplicity created with rich finishes and detail. A fresh, bright palette of slab Andromeda white marble and mosaic is complemented by elements of warm oak wood cabinetry. A rain shower, deep soaking tub, and heated floors infuse the everyday with an air of luxury.
