KITCHEN
White oak millwork cabinetry is accented by blue-grey Pietra Lavica stone countertops and are equipped with Gaggenau, Miele and Sub-Zero appliances.

MASTER BEDROOM
Designed for comfort and ease, the graciously proportioned master bedroom is configured as an open suite of rooms. A combined dressing room and walk-in closet adjoins the master bath.

MASTER BATHROOM
The elegant simplicity of the generously scaled master bath suite features Bardiglio Lucca marble flooring and vanity counters with polished chrome fittings, along with an accent of Murano glass mosaic tile at the room’s center. The sculptural freestanding tub in a soft oval-shape gracefully unites the space.

TOWNHOME GARDEN
Two townhomes sit atop the building’s podium, each with a remarkably spacious private garden that flanks an entire corner.

TOWNHOME LIVING ROOM
The living area of the townhomes expand vertically above the connecting stairs to create a dynamic double-height space. The gracious 42-foot long living room is wrapped with glass doors which open to the expansive private gardens.

PENTHOUSE
The glass-wrapped duplex penthouses with three exposures and striking city views create dramatic aeries above the Village rooftops. The layout and generous private terraces create expansive indoor and outdoor living spaces, perfect for entertaining. In a more intimate gesture, doors open to private balconies from the upper level bedrooms and master bath.

PENTHOUSE LIVING ROOM
The corner living room with floor-to-ceiling windows extends into the dining room and the private terraces beyond overlooking the Village below.

PENTHOUSE KITCHEN
Situated adjacent to the wrap-around terrace, the expansive chef’s kitchen provides abundant space for food preparation. An oversized island accommodates informal dining or can add to the expanse of the penthouse for large-scale events.

21 E 12 marketing summary

A new condominium by Selldorf Architects In the heart of Greenwich Village

Taking advantage of the neighborhood’s predominantly low-rise surroundings, Selldorf’s taller, slender twenty-two-story building is set back on a podium, amplifying light and views of the city for its residents while bringing sunlight to the podium garden and streets below, the buff-colored exterior and the crisply-defined inset casement windows are a contemporary translation of the limestone-faced prewar apartment buildings of the neighborhood.

Throughout the residences, Selldorf’s elegant minimalism is evident, with finely modulated elements, precision, and clear geometry combined to perfection. At the building’s base, a two-story podium — distinctively detailed with metal, granite, and a backlit transom of inlaid glass —brings a sophisticated jewel box quality to University Place and integrates a series of shop fronts with the streetscape. The lush landscaping of the podium enriches the living experience of the residences and infuses the area with greenery, continuing the foliage and parks so integral to the neighborhood.

As the designer of both the architecture and interiors, Selldorf was able to create especially gracious residences. The firm’s emphasis on comfort and usability is reflected in thoughtfully sequenced layouts and meticulous detail that define livable luxury.
