110 First Ave W is a planned eight-story mixed-use apartment building located near the intersection of Western Ave and Denny Way and at the boundary of Seattle’s Uptown and Belltown districts. The site­­ presents a unique set of challenges including trapezoidal geometry, a steep slope, and a small footprint. A thoughtful architectural solution was required to take full advantage of the desirable location and spectacular views of Puget Sound and the Olympic Mountains beyond.

Queen Anne Hill rises steeply above this section of Western Avenue, the principal street fronting the site. The unusual site geometry married with the multi-family housing program resulted in an articulated parallelogram form fronting Western Ave and pulled away from the north property line. A masonry base anchors the building in the hillside and is home to the building’s lobby, residential amenities, and commercial spaces. These spaces are set back from the property line to widen the sidewalk and provide a more generous pedestrian environment along Western Avenue. Large windowsand multiple entrances provide a welcoming environment for an active pedestrian experience.

An intermediate level of brick bays above the commercial spaces follows the rhythm of the residential levels. Balconies of contrasting materials project from the front of the masonry base to modulate and enliven the principal facade. Five stories of residential floorplates float above the masonry base, taking advantage of spectacular views to the west. Deep balcony recesses provide usable decks and enhanced access to sunlight, views, and ventilation within the units.
