Features and finishes

1. CONCRETE
• Footings - Footings: 24” wide x 12” deep, 20 MPA type10 cement (type 50 where required).
• Walls - Foundation walls: 8” wide, 25 MPA type10 cement, 4-7% air entrained, with 2-15M rebar at top and 2-15M rebar at bottom (type 50 where required).
• Basement Floor - 4” thick, 20 MPA type10 cement over 6mil poly vapor barrier, 6” gravel base.
• Garage Floor - 4” thick, 27.5 MPA, 4-7% air entrained, Duramix concrete over 4” gravel base, and 10m rebar 24” O.C. both directions (dowelled into concrete walls).
• Driveways - 3.5” thick, 27.5 MPA, 4-7% air entrained, Duramix concrete over 4” gravel base and 10m rebar 24” O.C. both directions.
• Damp Proofing - One coat bituminous tar sprayed membrane on foundation up to grade level. Tie holes tabbed.
• Weeping Tile - Where storm sewer is supplied, 4” perforated weeping tile with 6” gravel cover will be provided including tile to underside of all windows below grade level. Sump pumps as located by engineer.

2. FRAMING MATERIALS
• Beams - Dimension lumber, #2 or better dry spruce, built up beams and/or engineered beams as required. Steel I-Beams where required.
• Joists - Engineered floor system per manufacturer’s specifications.
• Sub Floor – 7/8” tongue and groove O.S.B., glued, nailed and screwed.
• Exterior Walls - 2x6 #2 or better dry spruce at 16” O.C.
• Partition Walls - 2x4 #2 or better dry spruce at 16” O.C.
• Party Walls - 5/8” fireguard, resilient channel, 2x6 #2 or better dry spruce at 16” O.C., R-12 insulation, either side with a 1” air space.
• Stairs - 2x10 #2 or better dry spruce stringers with fir plywood treads.
• Roof Trusses - Engineered roof system per manufacturer’s specifications.
• Exterior Sheathing - 3/8” O.S.B.

3. EXTERIOR FINISH – as per architectural drawings
• Windows – PVC/Vinyl Clad windows or equivalent throughout c/w. Double glazed windows for energy savings and personal comfort. Premium folding handles, locks and slide action ensure easy operation and security
• Exterior Doors - Wood-clad insulated or fiberglass door for security and comfort:
- Main entry door, architecturally designed, insulated, 36” wide.
• Siding - Stucco as per ABC, hardi-board siding products, Stone as specified in architectural drawings. Prefinished aluminum soffit, fascia, standard eaves trough, and downspout. Wood Trim - As per architectural drawings.
• Decks - Treated wood decks with aluminum picket railings
• 25-year asphalt shingles
• Parging – stucco texture finish on foundation wall above grade.

4. PLUMBING
• Gas Service - Meter provided by ATCO Gas and located to meet code requirements. Distributed to all gas appliances as per builder specifications.
• Sanitary Service - ABS pipe.
• Lawn Service – One frost free tap located in garage.
• Water Heater – Electric high performance 50 U.S. gallon, (189 litre) hot water heater. Exceeds new NRCan energy efficiency requirements. Energy star certified.
• Water Lines - Flex piping throughout.
• Shut off valves - To dishwasher, sinks and all toilets.
• Bathroom Fixtures - All fixtures to be white in color.
• Main Bathtub – 5’ freestanding tub with chrome waste and overflow.
• Vanity Sinks – all sink undermount.
• Toilets - American Standard or equal.
• Kitchen Sink - 7” deep Double stainless-steel sink/or equivalent.
• Taps – Single lever Delta or equivalent.
• Laundry - Hot and cold supply lines with shut off valves and drain.

5. HEATING
• Furnace – Energy Star qualified 92% efficient natural gas fired, forced air system. Duct system and furnace size to be calculated by heating contractor.
• Thermostat - Digital
• Humidifier - Flow-Through humidifier.
• Registers - White or brown vinyl heat and return air registers. Vents and ducts professionally power vacuumed prior to occupancy.
• Bath Fans/common area venting – HRV units.
• Dryer Vent - Vented to outside.
• Range Hood - Vented to outside.
• Air Intakes - Fresh air and combustion air intakes as per code.

6. ELECTRICAL
• Electrical Service – 100-amp breaker panel, located in basement by electrical contractor.
• Switches and Plugs - Decora type switches c/w standard white cover plate. Standard white receptacles.
• Smoke/CO Detectors - As per Alberta building code.
• Range and Dryer - 220-volt receptacles.
• Utility Plug - At electrical panel and at hot water tank.
• Exterior weatherproof Outlets - 2 on GFI circuit (1 front, 1 rear).

7. INSULATION
• Exterior Walls – R-20 Fiberglass batts with 6mil poly vapour barrier lapped and poly pans on exterior electrical boxes, acoustical caulking at all penetrations.
• Basement walls – R-20 batt insulation from underside of joists to 2’ below grade.
• Attic- R-36 Closed cell spray foam.

8. DRYWALL
• Board - ½ “CD drywall to all ceilings attached with nails and screws
- ½” drywall on interior walls attached with glue, nails and screws.
- ½” drywall on exterior walls attached with nails and screws.
- ½” aqua board to walls adjacent to tubs and showers
- 5/8” type ‘X’ fireguard drywall on all party walls attached with nails and screws.
- Walls – 4 coats joint filler over tape.
- Ceilings – 1 coat joint filler over tape, Textured
• Window & Door casings – Butt Joint

9. CABINETS
• Kitchen and Vanity Cabinets – MDF & Veneer flat panel cabinets with European hinges W/soft close hardware

10. INTERIOR FINISH MATERIALS
• Doors – Two panel smooth paint grade passage.
• Door Jambs - paint grade doorjambs with 3x1 MDF casing.
• Baseboards & Casings – 3x1 MDF.
• Handrails – Paint grade bread loaf handrail with brush chrome brackets.
• Stub walls – Paint grade cap with 2 ¼” casing.

11. HARDWARE
• Exterior Doors - Black lever handle with deadbolts all keyed alike.
• Interior Doors - Black lever handles, privacy on all baths.
• Bath Hardware - Black towel bars, Chrome shower rods and Black paper holder.
• Shelving – Wire rod.
• Mirrors - Full width of vanity top x 40” high.

12. PAINTING
• Interior - Choice of one standard wall color throughout.
- Walls, excluding garage, 2 coats of eggshell latex paint (1 primer/sealer and 1 finish coat)
- Woodwork 1 coat primer and 2 coats enamel finish.
• Exterior - Doors – 2 coats semi-gloss enamel.
- Wood trim – 2 coats solid stain (where applicable).

13. FLOORING
- Ceramic - To be selected from builder’s standard ceramic samples.
- Full ceramic backsplash at kitchen countertop.
- Ceramic Floors in master ensuite and main bath.
• Hardwood - 12mm laminate hardwood floors to living areas and half bath on main floor.
• Carpet - medium pile carpet or equivalent with 7/16”, 8lb chip foam underlay to stairwells and bedroom level.
• Counter Tops - to be selected from builder’s standard quartz samples

16. All construction shall conform to applicable building codes.

17. Written specifications always take precedence over plans.

18. Due to the continuous product research and development plans and specifications are subject to change without notice. All measurements are approximate. The locations of mechanical equipment may vary from location shown on plan.

19. In the event of any supply problems, if selected materials are not available within reasonable time limits of the Builders construction schedule then the Purchaser must make an alternate selection from other materials offered by the Builder, failing which the Builder reserves the right to make such alternate selections of equal quality which shall be final and binding on the Purchaser.

20. Aldebaran Enterprises Inc. cannot and will not recognize any verbal agreements made between the Purchaser and any Aldebaran Enterprises Inc. employee or sales representative.

21. When the purchaser utilizes Aldebaran’s designated lawyer to close the transaction, Aldebaran shall pay $400 toward the legal fees only as all disbursements are the responsibility of the Purchaser.

22. Aldebaran Enterprises Inc. will not install and warranty any items supplied by the Purchaser or installed by the purchaser after possession date.

23. The Purchaser agrees to make cabinet, flooring, tile, and color selections from color boards. (The purchaser shall have one opportunity to choose builder extras within 30 days from date of purchase, subject to possession date and stage of construction. (If applicable)

24. Exterior finish items such as final grading, driveways cannot always be completed during winter months. Aldebaran Enterprises Inc. will complete such seasonal deficiencies as weather permits.

25. Purchasers should read the warranty information provided in the disclosure documents, so they are familiar with their rights and the builders’ responsibilities. To summarize, your warranty consists of:
a) 1-year Materials and Workmanship
b) 2-year delivery and distribution systems
c) 5-year building envelope coverage
d) 10-year structural coverage
