Time to build from breaking ground to registration

I hear so much discrepancy with this from builders. In my experience it’s usually 4 years for projects over 200 units. I always say once the windows are up it will take a year to complete everything inside. I'm hearing that smaller building like Gladstone 8 with be done end of 2013. Q-Lofts is saying same thing and they have not broken ground.

Will it happen?

I'd like to hear from others what they have experienced, and how much of the number of units in building and floor height affects the timeline to complete.

Roughly one month per level for excavation. Not including the podium and mechaninical floors and amenity floors, four to seven days per floor upward.
Add a 6 months for glazing to catch up to the roof and completion of interiors.
Add 6 months to one year for registration from time of first occupancy, at which time the above mentioned is happening simultaneously.
Of course, this is very rough.
Remember, it is in the best interest of the builder to finish as soon as possible as the end of construction has the most interest being paid, and the builder can't cash out until the building closes.
