What are some of your pain points when selling a condo?

Many of you are professionals in the field, some are home buyers and sellers. Let's discuss the type of challenges you have encountered when you have to sell a new condo (Assignment or new built). We've just released our listing package (http://bit.ly/Q0r6Gm) and thought of the topic as a result.

Discussion points:

If you are a professional:

1- What are some of the challenges you face when trying to sell an assignment unit?
2- What resonates with buyers, and your clients, when it comes to new condos?

When selling:
1. It is hard to communicate what is being built in the surrounding area. You can leave out a map showing what it coming, but it does not really show how views will be affected.
2. If you have a great parking spot (think floor 2 vs floor 8, or near an elevator vs a far walk), there is no way to monetize on your better parking real-estate even though it makes a huge difference.

I'd have to agree with @Moo Stash on the parking spot! I didn't even consider where my spot was located when I was looking for a condo. The underground garages in some new buildings are so tight and can be quite treacherous. After a year of parking in P5, I now know the value of having a spot on P1!

Its very difficult to put a value on a great management company and even more specific on the on site manager. These 2 things can really impact the quality of life and the cost down the road. I also forgot to mention the quality of the board......In a lot of cases its hard to know these things, but if its a building you work religiously, you just get to know them.

I have sold several units in a specific building recently, for record prices well over the comps, as i was able to get this point across to the potential buyers.  Some great condos are under priced because not enough people value these things

soundproofing.  It's not given much attention but in today's market, soundproofing is becoming more and more of a concern.  So a condo that is well built and soundproofed should command more $$ but it doesn't.
