Would you live facing a cemetery or a highway ?

A part of the Markham Langstaff Gateway ( Yonge/Bayview & Hwy 407 ) development will be built across a cemetery on the south side of the 407 and the north side of the land will be facing the 407.

I don't think I would have an issue with a condo suite behind a cementery, but I wouldnt buy a house looking onto one.
Condos on higher floors would have protected views.

We helped a couple sell their suite in the Hudson and buy a great house on Merton backing onto the Mt Pleasant Cemetery. They love it! We don't find too many buyers who have issue with the idea.

It would be an issue for most Asian buyers -- bad feng shui.

Personally I think it depends on the view. If the cemetary doesn't dominate the view, has a lot of trees and the condo is on a higher floor I think it's fine. I wouldn't want a direct view of a huge field filled with headstones.

I would not like to live facing a highway or a cemetery for two reasons: Not good for resale value, and the view sucks.

In the case of a condo, wouldn't this be good for the views? It would protect the views from ever being blocked by future developments. You cant get more "protected" than that!

Matthew, you are right, however; it would only benefit you if you lived on a higher floor so that you could look over the highway or cemetery. If you were on a lower floor facing those things, there would be no benefit at all. It's the same as if your condo faced the trash bins, who would want that view.

I would not live or purchase property in that development. There is nothing worse that living across from a major highway, noise and pollution are a huge concern but if you want to go for a walk specially with your dog, where do you go? The cemetery? NO Thanks!

In relation to the highway developments, the windows in them are thicker which does act as a decent sound barrier and some people do find it peaceful to see cars zip by, just like I don't mind the trains going by or a plane every 40-60 seconds. The repeat of the same type of noise can be soothing to one type of person where it is disruptive to others.
I realize there is this idea of thinking down the road for 'resale' but what about living for yourself during that time? That could and should account for something. I remember back when no one wanted to live near the market as cars where coming in and out, now we have retail on the first level in the majority of dvelopments, even in suburban areas. At least when you wake up, you can see if the highway is clear or not for traffic. Raise your head a little and you see the sun glimmering off of Lake Ontario. If you want resale excuses, then detract the negative and attract the positive! For those that work during they day, you don't even experience the hustle of the highway and the traffic basically dies down towards the end of the day anyway.
I also agree with Matthew that your view is protected...still waiting for the Gardiner to be underground/ground level though but that is a whole other topic.
Ryan's got it right, at least the cemetary is peaceful and to add to that, manicured and well looked after. One day, we'll be in that cemetary if one choses that route. Cylce of life!

I would not want to face into a cemetary..Some folks don't mind though..As for a highway..It would be non -stop noise polution:(
