Monde vs. River City

As I review details for the Monde Condo development released today, there are some similarities between it and River City, such as they are both LEED Gold projects part of Waterfront Toronto's revitalization projects. Wondering why River City maintenance fees are $0.38/sf whereas Monde is $0.50/sf. Also curious what others think about how these two developments stack up against each other. Any thoughts?

Prediction: River City phase 3 pricing will be a lot more similar to MONDE pricing than to River City phase 2 pricing.

A lot of suites at Monde are well above $700 per square foot. That sounds a bit high for that location.

Could it be the higher cost of construction? I mean the architecture is not the same as most of the other condos in Toronto. It is very unique. Balconies are different on each floor which definitely leads to high cost of construction over a building where each floor looks the same.
I had a talk with one of the developers few weeks back on how Toronto needs some good architecture similar to Absolute condos in Mississauga. He mentioned that at Absolute condos plates at each floor has to be adjusted, hence it takes longer time to build with higher construction cost. Whereas a building that has a boring design (rectangular) has the same plate on each floor.

RIVER CITY: Cost of land, cost of construction. The land that phase 1 and 2 sit on were purchased together - even the materials were purchased together so is reflected in PP.
MONDE: Different category - like Sunny has said, the architecture involved is world-class and has created a very unique building - perhaps one of the most important ones for the City waterfront. Also City's plans for East BayFront is incredible - I see that area becoming a big hotspot for many once completed. East BayFront has also been identifed by WaterfronToronto as being the one with the highest potential out of all (I have their pamphlet :) )

Agreed. RC Phase 4 will be even higher.

Actually upon further review, it seems to me like there are some decent prices at Monde. It really doesn't get above $700 per square foot unless there is a great view of the lake involved.... so prices seem ok to me... especially considering the building it will be.

I love the South West facing unit which has both the city and the lake view. It's best of both world :)

Will RiverCity condo units have the same ultra high speed internet access Monde will have (along with all other East Bayfront condo units)?
I'm not sure if the entire Waterfront Toronto revitalization (which RiverCity is apart of) will be part of the "Intelligent Community" or if it just the East Bayfront area.
Can anyone clarify?
