Grange Park/Chinatown/U of T South

We're seeing a lot more development being proposed around the neighbourhoods roughly bound by Spadina, College, University and Queen. With @Lamb Development Corp. proposing @The Bread Company Condos at the old Silverstein Bakery site, @Tridel getting underway with @FORM further south on McCaul, @Design Haus Condos & @Theory Condominiums going up on College, I'd imagine this area is going to see a lot more proposals in the years to come.


Lots of students (OCAD, U of T and Ryerson), professionals, easy access to the YUS subway line, and within walking distance to practically anything downtown, I'm actually surprised it has taken this long to see development happening. It will be interesting to see how this unfolds, and what neighbourhood fixtures may become future residential sites (which will surely be a contentious debate among long time residents and locals).

Other current/upcoming developments of note:

- @Artists' Alley
- @The Residences of 488 University Avenue

Those two developments alone will bring an additional 1582 residential units to the neighbourhood.

Used to spend alot of time around the gallery and those parts. As long as they dont take the Village Idiot away, I'm good (and obvs the gallery and park, although I can't see those being turned into condos).

Heard a rumor that a builder bought the site on the northeastern corner of Mccaul and Dundas (where that coffee shop is). I wonder how tall they would be able to build something there?

That site at the NE corner of Dundas & McCaul would be interesting, if true. Wondering if the assembly would also include the nursury school directly to the east of the retail.

For some context, this is the rumoured site that Mark is talking about (where Orange Alert Coffee is)...
 

Kitty corner to the AGO and OCAD, across the street from Village by the Grange, on the 505 streetcar line and a two minute walk from St. Patrick. Not too shabby.

More information being released on the aforementioned Dundas/McCaul site (@292 Dundas Street West)...

-At grade retail with other uses in the building going towards office, a daycare and church

If approved, this certainly sets a new precedent for density and height in this neighbourhood.

Yes, lots of stuff coming up for this stretch. Also Plaza's project at 170 Spadina.

Given the amount of older, mid-rise buildings in the area, I suspect we'll see even more proposals in the neighbourhood.
