Although I've only seen the preliminary plans from 2 or 3 years back, I'd have to agree on the congestion part. I live in the area, however my main concerns are transit accommodations and complete lack of retail/amenities in the area. The closest grocery store is about 2km away, and the only place to go pick up anything quickly is the Petro Canada and the convenience store at Queensway & Windermere (not counting Cheese Boutique, which unless you have deep pockets is a once and awhile thing). You have to walk 25 minutes up to Bloor West Village, or out to the plaza near Queensway and Park Lawn to get anything done (unless you have a car, which a lot of residences in the area do). Although
@34 Southport St will apparently include retail space, I'm not sure of the scope of this.
As well, don't forget how many units at
@1926 Lake Shore Boulevard are being proposed (847) with no retail space. If all this gets built without building nearby amenities, it's gonna be a real problem for that neighbourhood.
