Homes that back onto parks

What do Realtors think about the value of a home that backs onto a park?  Does it generally add or negate value to a property?

I saw an old bungalow that's sits on a large lot but it backs onto a park.  I'm thinking it has good potential to build on but don't know what kind of effect the park would have on future value?  It's a nice and adjacent to a public school so well maintained.  But I'm not sure if it would add value because of the green space and no neighbour behind you?  Or whether it would turn off buyers due to noise or possible security concerns?

Hey Steve, 

It's never a clear cut answer, but rather, a matter of personal preference.  I for one would prefer to back on to a park - and from experience, I think the majority of buyers would see it more for the pluses you mentioned above instead of the negatives!
