Note: I am not from Calgary, so I am sure there are differences in renters that I am not aware of.
From my experience, the balcony will have little to no affect on renting the suite - unless there are two identical suites being rented at the same time and one has a balcony and one doesn't.
The biggest issue will come when trying to sell your suite in the future. Of course, the more bells and whistles, the more attractive it is to a purchaser. Then again, I would expect little affect due to the lack of a balcony.
