The R-951 Residence is a newly constructed, elegantly designed row house that establishes a new benchmark for comfort and efficiency. The three 1,500 square foot apartments have open loft layouts, high ceilings and an abundance of natural light and fresh air. Each of these beautiful homes includes a generous amount of private outdoor space, too.

The solar-powered R-951 Residence is the first Passive House certified and Net-Zero capable buildings to be completed in New York City. This means that it offers each homeowner the possibility of living without external power costs. It achieves this with a rooftop solar system that provides each apartment with 4 kW of grid-tied electricity, enough for virtually all the heating, cooling and appliances (there is even an outlet for daytime backup power during a utility outage).

This well insulated, serenely quiet 5,600 sq foot building has exceptionally clean and comfortable air quality provided by a Zehnder energy recovery ventilation system. Triple-glazed ‘tilt and turn’ windows and doors offer great natural ventilation, light and views. Designed for resiliency, R-951 is wrapped in a high-performance building envelope sealed with a smart breathable membrane system, stucco and zinc. The gardens can even be watered using the 1,200 gallon rainwater harvesting system.

Open kitchens include an Energy Star Electrolux refrigerator and induction range, stone countertops and white lacquered cabinetry.
