What local amenity is most important to you when buying a home?

...for me, I think it is a great market with local fruit and vegitables within walking distance.

A great local restaurant.

A park is a definite plus if you have a dog or kids.
I always enjoy having a decent neighbourhood restaurant or a pub with a patio nearby.

For me personally: I like to have a nice pub nearby to mingle with my neighbors, but it wouldn't be a deciding factor on whether or not to purchase.

For my clients: I would say public transit is the overwhelming local amenity that factors into their buying decision...

@Condo Chris ...great one. Living downtown, it is one that I just take for granted and don't even think about as an amenity, but as a given.

Transit is pretty common downtown but the further out you get - the more important it becomes AND the prices follow accordingly... Two identical houses that are a block apart but one is a block closer to a GO or Subway line may have a substaintially higher sale price than the other and the sale price is totally justified in the burbs...
