Apparently it`s gonna have quite an exhibit at its base--another mcdonalds!
The real unknown--can the mediocre architect working with Bazis make this building look posh or will it just become another mc-steak?

Oh yes. That darn McDonalds.
I would hope that the architect will take this into account, and provide an interesting way to separate it from the building. I am no expert on ventilation, but it will also be interesting to see how the building deals with the smells from McDonalds.
I know of a lot of condominiums with restaurants, the ones that I have been into deal with the smell issue very well.

Some cool new information from Baker Real Estate:
- Exhibit is coming soon. Interiors will be exclusively designed by Diego Burdi of Burdifilek - designers of Holt Renfrew
- Exhibit will rise as four cubes. Residents of Cube One will be able to park their car on the same level as their suite!
Sounds awesome.

This seems like an exciting but expensive project. It was announced at the VIP Preview that would-be purchasers could park their cars right next to their suites in the First Cube of the structure. That is certainly modern and new-age thinking for the condo industry..just not sure if I would want to pay ~$730/Sqft and UP with parking at $48,800 and maintenance at $0.59/Sqft.
I know it's a fabulous location and everything but what does everyone else think about starting prices like that? Reasonable or are the limbs feeling bloody?

I think reasonable, and I really like that they are going after the end user, not the investor.
Prices start around $700p/sf, and continue upward as you make your way to the higher "cubes".
Why I don't think they are hitting investors? It is a bit higher quality than investors go for, and a bit pricier than investors go for, and the suites are generally larger than investors go for.
Are you an investor, end user, or just generally interested?

They are hitting investors. The Broker VIP was packed with agents representing their investor clients with Barbara
specifically stating that the Feb condo market saw a whack of sales and that the agents in the room were "in the right place
at the right time". This did not come across as being a sentiment aimed at end users.
At $730 psf, spiraling upward of $1000 psf for some cubes, this is not a building where price appreciation will
make up for the negative cash flow. No qualms with end users purchasing at these price points since it is up to
the individual to decide what they can afford and where they want to live.
Love the building, love the location, just don't think it's a prudent investment. Nor do I think $750-$1000 psf is exceptional bang for buck.

^^I guess it is too early to tell, however, I love the location, the building and the layouts. I see it as being an amazing end-user building.
Time will tell!
Anyone hearing anything from the sales centre?

Agreed. Sexy building, plus amazing location, and excellent large layouts will make for a great end-user building.
Does anyone know if the builder allows for assignments?

@ Marco - yes there is an assignment clause for $5,000
We sent in a few worksheets and the make up of the clients are end users or long term investors. None of my clients are buying to "flip" but recognize the buildings long term potential as a landmark development. They understand it will be difficult to cashflow, but they are working with larger down payments than 20%.
There has been a LOT of interest in the building and we will find out tomorrow if we got the suites we requested.

Spoke to the sales office as my client filled out a worksheet for a small unit as an investment, they said they are still working out the piles of worksheets that have come in so we will know in about a week is what they're saying..I am expecting a big drop-off of buyers once they realize they didn't get the suite that they wanted (usually smallest and cheapest ones) but at a quick glance, it was a very big opening for a high-end building like that. What I usually find with Bazis projects is they take awhile to sell because of their aggressive price points but eventually, they do sell..just slowly..
