The Britt Condos - a 339 square foot floorplan?

Is this floorplan for @The Britt Condosa joke?

It is 339 square feet. Fine. But, it is the worst layout. The door swings don't even make sense.

Luckily for the purchasers, there are hotels near by where they could actually sleep!

Here is a 340 square foot floorplan from @DNA 3 which blows this one away:


Anyone know what they are going to try to sell The Spensor at?

regardless of size, wide-shallow feels bigger because of the window+light effect. so a wide shallow suite feels better right away when you are in it compared to a long-narrow. that said, after the initial good vibes wears off you might be wishing you had more walls to put that 1950s teak buffet you just bought at a garage sale in collingwood from an old granny for $50.

this one is still the best layout I've seen for a sub 350 sq ft studio in Toronto. 301 sq ft + 89 sq ft balcony at @OnePark West Boutique Condos. Not perfect but darn near close for a unit of this size. incidentally, there is one of these models currently available on MLS. asking price...$248,000!

@Andrew LaFleur ...why is the OnePark unit better than the DNA3 unit? I really like the way the DNA3 is a bit longer and has room for a table with nothing being set in the middle of the room.

Very interesting discussion considering the number of small-suites in the major Canadian markets.

when it comes to apartment layouts, wide-shallow > long-skinny IMO.

Lots more windows and natural light. of course the walk-out to massive balcony is really the clincher though.

plus, living area at DNA has the corner cut out from the HVAC. at OPW, they were smart and split the area that would normally be for a bath and made a stand up shower with HVAC taking up the other half, leaving the living area as one nice uninterrupted rectangle.

Typically, I agree that wide suites are sweeter than long narrow suites, but on micro-units does it really make that much of a difference?

I am not an agent, so I am rarely in small suites and just not sure. But, my gut tells me that I would prefer long and narrow for a micro for the flow of furniture.

it's the best layout, because you bought it, Andrew!

I have to agree that it is the best out of the micro units due to the wide layout (good for light and views), very little wasted space and a large balcony that expands your living space by almost a third in good weather.
With micro units this small you really have to take into consideration the amount of amenities that these buildings are offering as well as neighbourhood amenities. And don't forget to purchase a storage locker!
