Should condo pricelists be available on the project website? Discuss.

So, should condo pricelists be available on the project website? What about floorplans? Discuss.

In the Toronto market, where the majority of sales are powered by power-brokers, I would have to say the answer is yes. The sales centers are no longer doing the selling, it is the agents, and the should be powered by as much information as possible.
Furthermore, there is no hiding the information anymore. If you do not publish it, and keep it up to date, then sites like ours and agent sites will quickly publish the information.
So, in the current state of the Toronto market, the answer is yes.

I agree with you Matthew, prices and floorplans should be available on the builders website. I believe that people appreciate being able to do "one stop shopping". They can decide if the prices are acceptable and if there is a floorplan that they truly love.
It is a misconception to believe that if prices and floorplans are not shown, it will provoke a visit. Not true.

Disclosing prices and floorplans is good customer service, and that is what will generate a sales office visit. If this information is not readily available, all that will happen is people will telephone the sales office, and if they do not get the answers they are looking for, a visit will not take place.

^^But, I am a strong believer that the general public does not know how to read a floorplan correctly.
As such, I think it is really important for people to go into a sales centre, or consult with an experienced industry-professional on the floorplans and the builder.
Give someone 100 floorplans, and they will be very confused. Give that same person the two floorplans that most suits their needs, and then you might be able to get a sale!
That said, in today's fast paced world of the internet-machine, if you do not post them then someone else will!

Matthew i totally agree with you - the brokers are making the sales today and not the sales centre - they are now sales coordinators at best. And with that in mind sharing as much information as you can is the best marketing strategy. What is stopping a broker from taking their client to another sales office if they have all the information they need, right?

However, having worked on the other side it really does become tricky sharing the price list for a couple of reasons:
1. the urge to bring in people through the costly and usually very well done - which is a great selling feature in itself - sales centres - those that are nciely equipped with sales people who are trained to make the sale on behalf of the builder - which is a good think when the only motive here is closing the deal - from everyone's perpsective actually.

2. prices are volatile - hugely. There really is no rhyme or reason (form my experience) for some listed prices and price increases. So if the prices are published chances are that a broker may be working wih a client on a price that is dated by the time they actually walk into the sales centre to make the sale. And why would a builder/ sales person want to get into the argument of honouring an old price - which is left for special circumstances only or for special favours for VIP agents - whatever those are. So to protect themselves prices are not released and which gives them the freedom to play around with increases without having to worry about honouring them. But then you can also argue that its so simple to walk in the sales centre and pick up a price list anyways. true.

Matthew, I totally agree that people need to go to the sales office, but not offering the information on a website is not the way to get them there. I agree that most people cannot read a floorplan, but they do understand prices, so if the price is not right, the floorplan is irrelevent. I believe that price is what first attracts a homebuyer, then they check out floorplans. Price will get them into the sales office.

I don't beleive the price list should be available for a couple reasons:
1) The prices change very frequently. A price can become outdated by the time the developer has a chance to upload them to the website.
2) Power brokers usually get allocation of floors. Where will you begin the price list? From which floor? Will your price list give a different starting floor for each unit?
3) Because the price lists/availability will change by the minute, you'll get a lot of upset potential clients when they come in expecting one thing but the reality is different.
4) Price is almost irrelevant in my opinion. Ive had many clients who have come in for 1 unit, viewed the sales centre, and then gotten a completely different unit and at a completely different price point.
5) Most end-users and even investors have no clue what they want. Many will disagree with me and say that if a client wants a unit, let them have it. In my opinion though, it matters to me to be completely honest with them and let them know the best units and what makes sense from an investment point of view. It's important to really educate them. Then let them decide. (Although if your completely honest with them and they trust you, they'll make the right decision anyways) *The point here is that someone inexperienced shouldn't be looking at the price list. The price list is more confusing then the floor plans in my opinion.
