It's a pretty awesome video. Neo Properties is on the cutting edge of property videos. They're do some over the top stuff that I love! Of course they're budget for these productions is massive. They even have one with a Playboy bunny and another with a swat team jumping out of a chopper. They're an inspiration.

I'm still very much on the fence with regards to how effective these videos are besides just being a fun kitschy add on that you can tell your clients you provide. Don't get me wrong I think these videos are very well done but do they actually sell the houses?

Damn f***ing right they sell houses! I decided to make that video b/c it was a unique house that, from the discription and location may not have appealed to many buyers. One of those, "you've got to see it to know what it's all about" places. The area is changing but some first time buyers don't know it.

We targeted a demographic we thought would be ideal for that house (young couple 1st child on the way or thinking about it). Every person I showed that house to couldn't stop talking about the video and BOOM here's a direct quote from the buyer (who were a young couple thinking about having a kid btw): "We weren't even looking in this neighbourhood until we saw the video"

Do they sell houses? hell yes.

It really reminded me of the Sage video earlier this year. 

How much does it cost to produce a video like that? Does the seller pay, or the Realtor?

I find the naked man commercial to be funny, and it definitely received a lot of views because of its nature, but I don't think the commercial did much in terms of selling the house or telling a believable story for potential purchasers. I think it missed the mark.

RE: Neo Properties with the naked man: @Matthew, I think it did a great job of highlighting the main feature of the house: Privacy! The target is clearly not the masses, it's the buyer that values privacy, so private that they can walk out of their front door naked without worry. It speaks to the exclusivity of the opportunity and shows the home well in my opinion.

I'd rather not get in to how much it costs specifically as itvariesbut could cost b/w 1200-3000 (the Neo Properties vids cost well over $10K a pop though!) depending on the production involved. I can't speak for everyone re: who pays, but for us, we offer it as part of our package for the right property. We would usually reserve this type of production for properties closer to a million but wanted to get our feet wet and try it out on what has been a difficult property to sell in the past, and it worked. We don't pass on the fee to our client.

Hey @Ara I really hope you didn't think I was dissing your video. As I said I thought it was very well done. 

I was just curious from a business point of view on things like the ROI? Is it a service people offer to every client or just unique properties? Do they actually sell the product (in your case it seems to worked) but does anyone know with the Neo Property if the purchaser was influences in anyway from it? Where do you post it? How many hits does it get? etc...etc...

I believe very much in adding value as a Realtor but nowadays it seems like every day I get 5+ emails on various products being pushed to realtors (videos, individual websites, QR codes, companies that post articles for you, twitter, FB, Instagram, etc) and am curious what is actually working.

Definitely didn't take it that way @Nicholas! We offer it to all clients as an option and if the property qualifies, we'll foot the bill for it too. ROI is tough to measure with a direct dollar figure. These things have legs and they can keep providing value beyond that one listing. Can be an effective tool during listing presentations, when recruiting agents for my brokerage. We post on professional forums, neighbourhood groups, anywhere we have a presence online really. Vimeo has gotten over 1200 hits and so has youtube. Not sure how successful the videos have been for Neo but the whole world is talking about them and their marketing so that can't be a bad thing.

Sorry but the question that begs to be asked is...why was the woman sleeping on the couch...did they have a lovers quarrel...I think people are very busy watching the guy walk around the house than actually LOOKING at the house!  AWW GEE Guess I have to watch it again... eye candy: yes  but it does take attention away from the product: house.
