I'm finding this pretty helpful, but I gotta believe there is a pretty substantial group out there who thought, sure I have $30k kicking around, I'll just buy a pre-con and flip it later, only to lose their job or maybe just stress about the market and want to get out FAST. What are their options? I agree with Alex, selling them requires some serious networking, but what's the regular agent to do?
I agree that renting is a great alternative for those who want the income, so why do developers restrict owners from using the MLS to rent, before registration? For lots of people 3 to 4 months of waiting can represent a lot of money. An agent in my office was repeatedly hounded and threatened for putting a rental on craigslist.
