Best Condo Projects of 2011

Its practically December and we had a record breaking year in terms of sales for new condominiums and there were some awesome new condo projects this year.

A few that really stood out for us:

Peter Street Condos - CentreCourts introduction to Toronto. Excellent location and exciting project

Exhibit - incredible location and design. Very exciting project.

The Yorkville - the first of 3 amazing project by Lifetime.

The Bond - #2 by Lifetime

Karma - #3 by Lifetime. Amazing location and huge demand.

3018 Yonge - my favorite project outside of the core. Amazing location opposite Lawrence Park and great job by Lanterra who really delivered a project that the locals wanted.

Yorkville Plaza - buyers were very very excited by this project. Iconic address and building.

River City 2 - phase 2 of a very exciting redevelopment

Monde - amazing new location for Toronto - incredible project from head to toe.

Thoughts? I'm sure I missed a ton....

Good Call, I would have nominated Hotel Georgia but that wasn't launched in 2011. If we expand the category though, Jameson House by BOSA should be included as well as West Pender Place by Reliance Properties.

PACE was great as well.
From an investment stand point, my votes for best projects (if bought at initial release) go to:
1) Monde
2) Peter Street

Don't forget about the projects from early in the year (like the Movies released in April that get forgotten for the Oscars ;)
#1 BACKSTAGE (Cityzen/Fernbrook), at 1 The Esplanade and Yonge which is basically Phase II of L Tower. That building will be as good as it gets to having your real estate be "close to transit", whithout a building being actually built on top of union station ;)
#2 KING CHARLOTTE (by Brad Lamb Dev'p). That project has already gone up in value $50 to $75/psf since launch.
#3 ? Anyone remember some other great 2011 condo launches?

So many to choose from, but if I were to rank my top three, here they are:
1) Monde - Can't beat this location! Spearheading East Bayfront's new residential developments, and a fantastic design by Moshe Safdie. I'm eagerly anticipating everything that's coming to that part of town.
2) River City - Along the same thread as Monde, equally as exciting as East Bayfront's new residential.
3) The Yorkville - outstanding design that is sure to turn heads.

#3 - 10 York - even though it is not officially launched, this will be an award winning building
#2 - Karma Condos - great location, slightly overpriced, but market demand should support the price
#1 - Without a doubt, The Yorkville Condos - great location, well priced, great developer(despite some of their idiotic clauses in their contracts), this project was so good it was the only project I bought in personally this year, it truly was the only one worth a speculation move.

You're right on the money Kevin with how quickly people forget the gems of early in the year. Since you've set up the perfect segway for two of my 2011 fav's, let me get right into the convo by saying... HIVE LOFTS - come'n, not one of the above mentioned condos comes even close to pushing the design envelope as far as Symmetry's development did.
If we're talking "most recent condos" ...I'd give my nomination to Rise Condos. They sold units at that project quicker than Blackberry stockholders in the 4th quarter.

@Brian @Dumitru @AndyB @Roy... lots of people talking about Monde and River City. What aspects of them do you think make them the best projects of the year?
I picked River City from and investment + architecture standpoint. I think that area will be booming in the next 5 to 10 years, and they are amazing looking buildings.

@GraceCondos, Reserve Properties is on fire this year. I am not sure where they came from, but they have an amazing roster of projects. Bellefair, Lakehouse Brach, Morif and now Rise, are all amazing looking projects in great locations.

Monde will be in a world class water front neighbourhood and in the downtown core of a world class city. Not a lot of waterfront space left in the core TO and East Bayfront will have all things in that one little chunk. Lest we forget it will be an "Intelligent Community". The architecture is very unique and stunning on top of all this.
I like River City too, but considering you can buy a unit at Monde in the podium at a price per square foot very similar to what River City is priced at - makes Monde even more attractive as an investment.

For Monde, the architecture is top notch and simply stunning. A few things that stand out for me:
-The tall and narrow podium running alongside the park, with its terraced sides and what looks like a grand atrium running the length of the interior.
-The alternating parallel/perpendicular balconies will be a first in the city, and a unique opportunity for better views around the building face itself.
-The wide mix of uses from residential to retail and office space.
I'm looking forward to seeing how they finish off the podium and the glass tower


River City:
-The predominant use of black and white cladding which differentiates phase 1 from phase 2 is visually striking, as well as the alternating 'boxes' of phase 2. I can't wait to see how this turns out!
-This project is pretty much trailblazing and setting the tone for future developments in the neighbourhood, and the design looks like they're immediately swinging for a home run in the first inning.


If I were in the market right now looking to purchase, I would consider these two projects for their long term investment potential and hold onto them. Early purchasers will be putting up with construction and incomplete infrastructure in the meantime, but if these neighbourhoods are fully built out to Waterfront Toronto's complete vision, I think there's no doubt in my mind that the investment will have been well worth it by then.
I also think that these waterfront areas will turn out to be more family friendly than what we've been seeing going up on the west side. While that isn't exactly a consideration at this stage in my life, the coming decade will see vast parts of both these neighbourhoods built out and occupied, very likely coinciding with the time when today's younger generation (currently living in studios and one bedrooms), will have gotten married and will be starting to have kids. If the intention for some of them will be to raise a family downtown, than what better place will there be than the recently built out mixed use neighbourhoods right on the waterfront with a lot of the amenities a young family might need right at their doorstep, and not too far from downtown jobs as well?
I think these properties will likely appreciate in value quite handsomely, and those looking to put their units back to the market then will probably see a lot of interested buyers looking to get into these newly 'established' neighbourhoods.

I agree. Rivercity is my favorite. Big changes coming in West Don Lands and competitively priced!
