LESLIEVILLE.

Hey everyone, thinking of buying a pre-construction in up and coming leslieville area. specifically at "@The Carlaw" located at carlaw and dundas. Anyone of news about this project. it looks like it will have a lot of amenities including a theatre. Could be attractive for a quick flip. Any thoughts?

Hey Bob. The Carlaw is really doing some awesome things. Crow's theatre is going to operate a 200 seat theatre there, they're going to have an event space for all kinds of local events, and some of the South West facing units have dynamite City views. Overall a great project. Not too much left in there though. What might be a better buy right now is the Taylor (sharing amenities with The Carlaw). The price per square foot is quite attractive too. I would however caution you re: flipping. Pre-con condos aren't guaranteed money in the bank any more. If you're willing (able) to buy and hold I'd be happy to talk to you more about it.

thanks for the advice. I was looking at the taylor as well. looks attractive. Really starting to like the area.. Looks up and coming.

Streetcar build quality is pretty sub par and if you look at all of their projects, the exteriors are in very poor condition and look unfinished.  Not "loft" unfinished but "we're cheap" unfinished.  It's for a flip, so may not be as big of an issue with you, but if you do your research, you'll see a lot of issues with this builder.

That said, quick flip and condo in today's market are words that should not go together.  Pre-con his now at the same price or higher than resale.  Keep in mind, when you add taxes and closing costs (which can be 20-30K nowadays) I don't think there's much room to make money.  Also, CRA is cracking down on these kinds of purchases.  They're trying to come down hard on quick flippers.  So I'd strongly suggest against that idea.

I'm a fan of Streetcar product. But I'm most impressed with them because they're the only developer that actually engages the communities they work in. If they give a s**t, I give a s**t.

They're not the only developer that does that.  Many others do too.  But what I'm more concerned about is a developer that gives a s*** about their product.

I looked at some of their projects, i.e Trinity, Sync...Not bad buildings. I think were paying a premium for the location, the quality is ok and the layouts for the units is a plus.Their new project carlaw, i think will be their best yet. lots of buzz on it and in a great spot. Nice to see the taylor being developed next door.

Trinity they did a good job with.  I'll admit that.  Best they've done.  Sync?  Not a fan.  The exterior already looks old and cheaply done.  But with them, it's all about the things you can't see.  That said, you seem to be leaning towards Carlaw so none of the above matters.

As far as quick flip, though.  Do you think that area will go up in value to the point where you can make a quick buck after taxes, realtor/lawyer fees, closing costs, etc?  If so then buy.  If not then probably not a good buy.  I don't see this area going much higher in value in a few years.  The building is on par or worse than the other lofts in that area.

Your right about pre-construction not being as attractive anymore. However being 24 and a first home buyer, I would avoild many of the up front costs and get into the action. but your right of coarse its come with short -term market risk.. hmm..what to do.....

As a first time buyer you only save a portion (about half) of the land transfer tax you still have to pay all of the additional development charges, land levy's etc...that go along with a new dev purchase.

First time poster, long time lurker... I just wanted to pipe in and say that I'm predicting @Streetcar Developments Carnaby Row and Carlaw/Taylor projects to be of higher quality then their existing projects. The firm itself isn't that old and so I've assumed that the earlier projects were constructed when there was limited capital, etc.

@Ara Mamourian, I don't think amenities will be shared across the two buildings, aside from the underground parking lot. I attended the grand opening this past weekend and asked the same question, and was told that there is no shared facilities agreement between the two buildings.

Was at the sales this past weekend. The carlaw is about sold out. only a handful of units lefts.Cheapes unit was $226k.. The Taylor has many units and start at $249..great price for the location. Fit and finsih look good to. After doing some shopping and getting coffee at Tero, i'm seriouly debating buying into this community.
